Finally find somewhere that looks ideal for the Raceys to call home, forget the rest of the house just check out the back garden...........

Phone to make a viewing and get arsed about by the agent saying do you know the location it's a bit dodgy, it's next door to a pub and across the road from a chip shop, what more could you want But agent says that has been putting a lot of people off and the seller is sick of people coming to view and then moan about the location, so get back to the agent and say the location is fine get us a viewing, but get told since the 1st phone call the seller took it off the market
Not sure who I'm moaning at I just need a moan
Now waiting for the agent to get back in touch with the seller to try and change his mind

Raceboy- why don't you put a note through the sellers' letterbox indicating your interest. This is how I sold my last house. It was on the market for 8 weeks with lots of tyre kickers but no result. We took the house off the market but had a hand delivered note through the letterbox a couple of days later. They ended up buying the house. We got our asking and they didn't pay agents' fees= everyone happy

Nice idea, if the agent doesn't get back to me before the close of play tomorrow, I'll drop by on my way home on Tuesday.
The agent says it's been on the market for months because that back garden and the location isn't going to appeal to everyone

You should think about resale if the location isn't 100%, and if its been on the market with an agent then taken off, there may still be a charge to pay even though its not been sold by them. Agents in Cornwall tried this one on my Mum a while ago..

Agree with the first, though not the second. If the agent has been disintructed then they have no call on a subsequent sale, otherwise you'd never use more than one agent in a sale. One agent tried this with me some years ago when they'd failed miserably to sell the house, I'd terminated them (nice idea, but in this case only in the legal sense), then the new agent sold it in two days. Told them to f**k off, and after I suggested we put something in the local paper about it, f**k off they did. My wife used to be an estate agent (she's a nice person, honest!) and she was sure they were trying it on, and even if they weren't, they would absolutely sh!t themselves at the prospect of bad PR.

Obviously the location is hindering the sale and always will, the pub, the juction it's next to, the busy main road, etc, etc, but to us these things aren't problems, the chip shop opposite is a massive plus, racegirls cooking usually involves :nutteronascooter:
But we're not planning to move in the near future so selling it on is not something I'm worrying about, idealy we'll be there until selling up and moving somewhere sunny

Now that's what a back garden should be like!

Where 'bouts is that? In Nottm, or still out in Banjo Country?

House near me (Carlton) was up for sale last year - perfect no-kids (or maybe one) Pistoner's house. Imagine 2 bed bungalow built on top of a double+ sized garage thats mostly underground... but I didn't know you were moving then Plus I have met some of your mates - you might devalue the area

They they took it off the market for reasons unknown - should will ask if they are still interested in selling?

The house is in Mansfield, just down the road from Kings Mill hospital, another plus point when I jig-saw through my hand atempting DIY or fall of the skateboard

Thats what I thought.. We were just about to tell them to feck off when they finally got a sale.. IIRC they wanted a cheque for their % if it subsequently sold within 6 months. Thought it was suspect, but as I said, we managed to sell through them just before it got legal..

Mansfield!?!

As it happens my mate's parents ran a butchers/grocers shop on the corner Sutton Road/Sheepbridge Lane (the place that now sells awful plaster creations), ie next door but one to the chippy.

They lived above the shop, and never really had any trouble that I remember. In fact it had one benefit - I still have some of the pint pots that used to mysteriously appear on their shop window ledges

Generally not a bad area especially, I imagine, if the front of the property is secure and everything is 'round back'. if it's one on the service road all the better. Bonus in that the chippy aint bad, and the pub was OK from what I remember

If I turn up for karting on Saturday, the mate that might come along is the one that lived there - you can ask him.

My mate Paul C. lives in Mansfield... Coronation Street as it 'appens!

Luckily he has a Tasmin DHC ao that's OK.... plus that house you're looking at is not far from the M1 so I'd have somewhere else to drop into for a beer and a yak after a long day's slaving over a hot X-ray set....

When I bought this place, I told the agents I wanted a 'small house with a big garage'. I got a 20' square bungalow with a 30' x 9' garage! The drive is long enough for two cars and you can even open the doors to work on them!

Space - you can't beat it!

Always check the agreement you sign with the agent & cross out any dodgy paragraphs like this. In today's marketplace, they're all desperate to get your business and will agree to virtually anything just to get you on the books.

Round these 'ere parts they all seem to say "our fee is 2%" and then negotiate down, when everybody knows you'd be mad to part with more than about 1.3%...

Regarding the ideal back garden, if you plan to live there 4ever and never sell up (even to emmigrate), you do need to be thinking of the resale. If the property is perfect for you, but nobody else likes it, you're going to be stuck with it when you want to move on.

I have just put my place on the market and negotiated the fee and also the contractual period. Ended up with 0.9% fee and 6 week period. Thats with a very well known high street agent too........

oh - and if anyone fancies a waterfront flat in Southampton mail me

That's a pretty good fee.
Here (Bristol) most agents will go to 1 and a bit % and 'cos competition's so fierce, some will even do a week-by-week contract (or less!)

My agent did 1% with no tie in whatsoever. That said, the house was sold within 3 days so he obviously didn't see it as a risk...

Well the agent got her finger out, and we're off to view it on Thursday
Understand about the resale bit and the garden could probably be made more conventional if you wanted other than that the only down side to some people would be the location but I think a very low offer is on the cards
