Property Developers - How do you source your land ??

From a few of the topics we have had on here recently, there seems to be a few of us developers on here, im just curious to see how each developer manages to get their hands on the land they are building on.
Look forward to hearing how some of you do it, how i do it is below !!
Architects - they are very very useful for land with planning concents
Agents - tends to be expensive and very hard to buy from them
Other Developers - always keep in touch as they might want to trade land or dispose of a site for planning gain
The Council - i keep a very close eye on the planning app's on the councils website and get in touch with vendors
Word Of Mouth - one of the best ways is just to tell people in the industry you are after land constantly
im sure there is loads more but id like to here your versions of how you do things

Technically we are an investment company, but Auctions and Word of Mouth are the main routes (with the occasional nod and

We talk to agents very regularly and get some sites this way, but as above in that most of our sites come from word of mouth, or through friends of people that we have done deals with before, would not buy at auction at the mo, havent seen anything decent for a while, stupid prices are being acheived where ii am 41-44% of GDV!!!!!

Hi Scott i agrre it is crazy, but in London that is what we are seeing, this is with planning though of course. where abouts do you work?
we are looking abroad at the mo just because of this!

Isn't it basically all about thirds ?
Work out how much the 22 house will sell for & then a third of this is what you should be paying for the land.
ie. if one of the semi's is worth 150k then the total for 22 no. is £3.3 million. On this basis £1.1 million for land, £1.1 million for build, £1.1 million profits.
If only it was that simple.

Hi Guys,just joined,like the topic,I have started a Property development Company with two friends,got a few things going now,we have at our fingertips 44000 acres in the UK.Got a 308 acre piece of land we bought an option on,two years ago,land value in South Wales with planning consent approx 1.25 million an acre,Cardiff 1.5.We have a few plots available without planning,if we sell them we will in the terms guarantee the planning.Let me know if I can help.
