Hi

I want a £140k mortgage on a £235k property but my salary is only £29,800. Anyone on here in a position to sort this out for me at a good rate? I'm about £15k away with most lenders based on my income - surely there's a way?

Any help greatly appreciated.

I thought if you are mortgaging less than 75% of the property's value then you can get a self cert mortgage where they dont even ask what you earn. IF you stop making your payments they can repossess and sell on quick only needing to recoup 75% of the property's value.

They do ask what you earn......... so the OP wold have to make his salary fit an income multiple the lender sets.

Salary multipliers are sooo last year.

Seriously though (where I work) it is all about affordability.

With that much equity im sure the offers will and have come flooding in. The way I see it, mortgage lenders (High street excluded) will lend you any amount as long as they will get their money back when you go bankrupt / stop paying. You stop being able to afford the repayments as stated in the OP and they get your house which will have a god wedge of Equity.

I wish people in general would stop thinking that a self cert mortgage means one can state any income on a mortgage application..
