Building a room on top of a garage - how much?
Discussion
I know this is a vague question as it depends on the size of the room but it's a detached house with a single garage......
I've seen a house that has potential to build a room and on suite on top of the single garage which is attached to the house - the room would probably be around 14'x12' and an on-suite - around 8' x 8'....wanted an idea on building costs (excluding fixures and fittings)...
Any builders on here?

assuming that the existing garage's foundations are up to it and the existing walls of the garage are up to the job ( probably not) I would say that you are looking @ £20k all in!
New foundations and new garage walls will add another £10k to £15k to that.
The rough price is for a bare shell - ISH!!!!

I demolished an ajoining single garage and built another garage 22ftx8ft long with a kids playroom room on the back of it 16ftxft long, with same size 2 rooms above with jackand jill on suite and re-roofed the full house , I had the shell up for under £10k inc planning and getting rid of the rubbel, but final bill ended up at £22k completley finished inc all fittings.
Its a huge extension was 5 years ago and builders unlike now were quiet as I did it in January-March .. costs from memory , planning / architect £1k , demolish/ get rid of rubel/dig out and concrete founds was £2k.. builders charged me £2800 labour took them 3 weeks working average 4 days a week top half of my house is block and rendered so once they got the brickwork done it flew it up.strip off existing and refinish top half of house was £2k new roof was £4k inc labour materials, joiner/plumber and sparky were all freebies as I did the donkey work myself, windows /doors were £1k , materials and the stuff you dnt think of made up the rest , tbh I still cant see how it cost me what It did as I only budgeted £10k for the job all in , but everyone told me cost it then double it and yep they were right !! pleased I did it then and not now!!

If you demolish and rebuild from ground-up [siting that original structure would not support weight of proposed extension, does not meet fire regs and handicap access] you can then reclaim the vat as it's a new build and not an extension. Budget 30k.
Thats only if you wish to demolish the entire house , probably a bit extreme in this case though .Gassing Station | Business | Top of Page | What's New | My Stuff
