Come across an interesting opportunity in middle England that comes with 6 cottages for holiday lets. Village location with easy access to nice countryside and roads and not too far from a town with a lot of character and decent shopping. Looks to be at the upper end of the market. Going to have a look next week, but wondering if anyone on here has any experience of this market, and if so what percentage occupancy level might be expected? Useful to have an idea before I start talking to the current owners!

I've worked on the basis of 40% occupancy on business planning for this stuff before, rising to 50% on a good year. In the UK apart from Christmas/New Year you're fortunate to get anyone in October-March so never assume that you will. If they're well marketed, in the right area and nicely furnished you should fill them the rest of the year pretty much.

Good luck smile

It varies a lot, we had 2 properties in The Highlands 3 miles apart. One enjoyed 75 - 80% occupancy the other (smaller cheaper property but still fantastic location with Private Salmon fishing) only managed 30%
