Not sure if this is the right forum but let's give it a try ...

I have been looking for some building land for some time and whilst looking, I have come across a barn for conversion. It's had a survey and pretty sound.

For estimation purposes, I have been using the estimations in one of the Self Build magazines I read. So my question, I assume a barn is going to be more hassle in many respects than a new build, but on the flip side, most of the main structure is in place so a lot of costs just aren't required.

The barn will be converted to to about 220 sq metres of living space so if I look at the estimates provided (for a new build) for Main Builder + Contractors (the route I intend to take), in the South West, Excellent Build Standard, Large House Size 220 sq m + the figure recommended is £1001 per sq metre.

I plan to do this for my home, not looking really for making money BUT want to make sure I am in the ballpark and not going to lose money. Using this number I will come to a total build cost of about £525k - £550k to end with something worth (today's value) £650k.

So the numbers seem to add up as long as my assumption about using this £1001 per sq m cost is in the ballpark ...

So back to the original question, anyone with experience of this to let me know if I am in the right area or a way off?

Thanks!!

Depends on several factors IE listed building or not. Believe it or not (and this will sound totally mad) its often actually more expensive to renovate / refurb an existing structure than to start from scratch. I know that sounds bonkers but its actually true most of the time.

Just signed the agreement for an extension.....£1000 p/sq m is RICS rough cost of "top end" building work...that doesn't include any demolition or drainage was my understanding of it....obviously variables like amount of glass v random stone etc etc changes it a bit
