My only point would be that the salary survey is backwards looking - much like the credit trader survey of 2007 was backward looking

Fair Point. They stated a 3% ish rise from the previous yera.

I was just curious as to how you get into the business. There seem to be plenty of people around who claim to be property fund managers.

Anyone else..

What do you mean by Property Fund Management?

As I understand it there are funds that invest in property so you'd be buying and selling property, assumming you could find the finance to buy, and a buyer if you arer selling.

Althernatively there is the day to day management of property held by a fund/insurance company etc. This involves dealing with maintenance, lease renewals, rent reviews etc.

I think.. I amtalking about the managers who look after multi million pounds of purchaes, etc?

I do my own management of my properties and developments but was just curious as to what exactly they do for their relatively large salaries - £100k plus. I know what I do for mine, but what do they do for the huge funds set up such as Gartmore.

Same as any other fund manager. Identify opportunities in the market, and exploit them. So if they think commercial property is cheap, with a decent chance of strong growth, they will add some to the portfolio. If they think a particular areas offers opportunities for growth, they'll invest there.
If they feel that a particular area is overdone, or at least unlikely to grow, they will get rid of their holdings.

Less liquid than most funds, due to the natuere of the investment, but essentially the same idea.
Not sure if funds would also get involved in speculative development, I suppose its possible.

I guess the fundmanagers will either be, or will have access to qualified surveyors, acting as analysts etc who can advise on what looks good, and what doesn't, and why

From what I've seen, there are vacancies to move into fund surveying from other disciplines - but only at a middle level, quite a few companies, such as Morley, have their own careers section on their sites. I've seen a couple of ads on other agency sites when browsing, looking for Senior QS/Commercial Manager types to move over - but salaries were only £50/60k IIRC.

Adam

I speak to quite alot of Fund Managers (they're desperate to sell property at the moment die to redemptions) and they work in my line of business as you are.

Buy the Estates Gazette or go to www.egi.co.uk (you'll have to register and pay to see the job section). the EG comes out every Saturday.

I can post you an old copy (this week's or last) if you want?

PM your address and I'll send it in the post (obviously!). Or an address you're happy for me to send it to.
