Hi,

I am just finishing off the construction of 4 4bed terrace houses with integral garage in Swansea (walking distance to town centre).

We have had them valued the other day at the £195k mark. We have been advised that rental could be in the region of £850pcm.

I seem to recall there was a thread where people spoke of companies who would buy 'bulk' at discounted prices.

Whilst I am not desperate to sell I would welcome any contacts people may have who make these sorts of purchases.

Photos and details can be provided upon request.

As the big house builders are struggling to get rid of stock, I cant imagine they would be interested or any other company operating in the same market.

The buy-to-rent-back brigade were buy at 20% under market value last year if there was decent tenant in place, but in the current market I would be surprised if you would achieve a 20% discount with them, they would be looking to cushion themselves further against expected prices falls.

My immidiate thoughts would be could you not re finance and hold onto them? as Ade says there are people who would buy, but they would not (in my experience) buy at 20% below market value, prob 40% in cases! - Dont lower yourself to our level!!! you cannot be that desperate.

By re financing you may be able to get a slice of equity you were expecting out of them, whilst being able to rent out for reasonable sums - as you already know figures.

Renting is going to rise massively - this is my own thoughts, and experience currently.

I would stick an advert in trhe local paer and see what interest you get through trying to rent, whilst also having them for sale. This is what I do, and just take whatever comes first.

You could also offer incnetives like "deposit paid" carpets paid for etc etc, or go mad and offer a free mini cooper like a local ner me is!

There may be pitfalls to what I am saying, but that is what I would do personally.

Best of luck.
