I knew it would be difficult to locate land to buy but not this hard. Has anyone got experience in this, ideally in Lancahire (circa Preston / Fylde coast etc)to build one house with double garage and reasonable garden etc.

So any tips or pointers as I am running out of ideas.

Thanks for reading.

Plotfinder seems to be the most used resource.

One of my clients just started this Estate Agency for land. Not much on there at the moment but they've had a bit of interest so worth checking again in the future.

Best advice I can give is that the vendor of any land being marketed as a building plot has already realised its potential and the land will be grossly over-priced. I've never seen a genuine bargain being avertised on Plotfinder, or anywhere else, as a building plot.

If you have the resources, the best way is to find a house with a large and suitably located garden, buy it, then sell it on minus the land you need for your plot.

Failing that, simply make an approach to the owner to buy the plot from them.... 99 times out of a hundred they won't be interested, or will do their research and demand a 'market' price for the plot, but every now and then you get lucky.
