with HIPS no one will give a crap what it says, you simply have to have it done. so, with my EA hat on I say just go for the cheapest option - they will all be accredited and legal so it doesn't matter smile

btw don't let your EA tell you otherwise, they often get a cut from the HIP provider (we do) smile

Our estate agent suggested we went with one of the online companies. Was about £180 IIRC. The "inspection" was a joke, the inspector asked me a whole load of questions upon which he based his report (so I could have said virtually anything), and no one has so much as bothered to enquire about it. Total waste of time, so don't waste your money on an expensive one.

this is it.. everyone knows they are a joke so no one pays any attention to them.. and it would be a poor solicitor who accepted a vendors searches instead of doing his own for his client smile

just get the cheapest one and to hell with it smile

As already advised, go the cheapest route possible. I have a couple of properties for sale at the moment and the HIPs document is a complete waste of time and money.
