Chaps (and maybe ladies)

for some time now I seem to have had some kind of leak in my porch. After heavy rain, I have about half an inch of water covering the floormat which is in a recessed area of the porch. The ceiling isn't leaking, so I'm 98% sure the leak is coming from the door somewhere. The door is UPVC and has seen better days, but I'm not paying for a new porch just yet. I think the leak might be coming from the seal maybe at the bottom of the frame?

I've attached a picture to try and explain! Any experts know what could be causing this? Can I replace that seal somehow?

Sorry to put this in P&P but there's no DIY forum on here, which I think would be a good idea.

PS: Yes, I left the wheel in the shot on purpose, this is a driving forum after all.

Bottom seal has gone flat, and yes it can be replaced... However you should clean it more often before posting pics like that on the internet. Makes you look a total slut tongue out

Could also be the mastic, that looks like it's seen better days yes

ETA: If the drain holes are blocked that won't help either!

smile You can't see that part of the frame when the door is closed though, so feck cleaning it.

So what's the difference between the 'mastic' and the seal? The seal is the black bit, yeah? Where's the mastic?

Its the door - it happened to me.

When it rains the water is getting inside the door and mounting up. Then it slowly leaks out from the door into your porch very slowly. If you open the door and leave it open for a while you'll probably find a small puddle underneath the (opened) door - but you may need to leave it for 5-10 minutes for it to become evident.

Mastic is the white stuff you use to seal your bath... Are there any drain holes that pass through from the bottom of the frame to the outside? If they're blocked up any water that comes past the flattened seal will back up and come into the house.

Damn. Yup, I'm pretty sure on the odd occasion that I've left the door open for a while after rain, I end up with a little puddle underneath it. That would explain why when I open the door and try find where the leak is coming from in the frame, I can't! Thanks for the heads-up.

I think perhaps I'll replace the seal, and mastic when I find out what it is, and see if I can see where the door is letting water in frown

Yup, there are a few holes on the top surface of the bottom of the frame. I poured a bit of water in those and I'm pretty sure they drained ok. It was a couple of months back now, but I can check that again tonight.

Where should the mastic be though?

Thanks for your help.

Thankya. I actually prefer the 18" multi-spokes as seen on the GT, but then the GTA looks more 'original' with the current teledials.

There'll be mastic/sealant between the door frame and the walls/floor. If you can see gaps water can get in yes You can see some of the old stuff at the bottom of your door above where the trim piece meets the mat, it's the mucky browny wavy stuff. You need to make sure it's all still intact.

Right, I'm with you. I'm on it tonight, via B&Q. Thanks again for all your help.

No problem. Like I say, if small puddles appear below the door when you leave the door open it MUST be coming from inside the door.

You'll need to find out why the water isn't draining/running away as it should from the door and rectify that. It's probably a channel inside the door thats blocked or a seal around the glass is letting in too much water or a hole drilled for your door furniture (knocker etc) is doing the same etc

Not necessarily, it can also well up in the trim that routes water over the step as that's a hollow section. That'll also give you a wet floor when you open the door.

At least it's covered by the new warranty (if you can afford it)
