The lease between you and the tenant should deal with what you can do with his stuff. It's usually along the lines of he gets a few days to remove his stuff, if not you get to dispose of it at his cost. There should also be a provision that says if you get rid of stuff that was not his (hp etc.) then it's his problem. Drop me a PM if you're unclear about the wording.

Presumably you're getting advice on this generally?
