Hi I am moving into a new rented property tmrw which has been fully renovated by the owner. Two things which he has not done though is install and tv areils or a telephone point.

Should the ariel be paid for by the landlord or the tennant?

Is this something he should really pay for been something I cannot take with me ?? or is it should be something I should pay for??
Never rented before so not quite sure the normal stance on this

I see no reason why he should provide a tv aerial or telephone point. It's unusual not to have them in place but certainly not a requirement.

If you wanted to get them installed then you would have to ask the landlord for permission to do so and pay all the necessary connection charges and so on. He'd also have to be happy with the work you had done and you'd also have to make good any damage done during installation.

Wouldn't it be a good idea to contact the landlord directly about this?

Was the property advertised with phone point and aerial?

If not, then you haven't really got any recourse. You could always come to some sort of agreement with the landlord, like you pay half each or something. Give him a call.

What he said.

That said he might have this in hand, but has just forgotten to tell you.

You might want to use it to your advantage though if you fancy having sky, you know cost of putting an aerial up ???(£150 at a guess) vs £75 donation to your sky fund on the understanding that you leave the dish and box at the end of the term. (yes i know it could prove a little tricky but worth a try...

Think of the money you can save on a TV licence and don't bother with the aerial. You can watch it all on demand or tube it anyway.

Typical landlord, trying to get the tenant to pay for improvements to the property. Legally, I don't know, morally, yes of course the landlord should pay for these basic necessities. Don't listen to the landlords on PH, next they will be telling you the tenant should provide his own bath, taps, etc etc

Is a phone point a basic necessity if you have a mobile? If your life revolves arount the TV god, wtf rent a house without an ariel.

Sometimes you just have to laugh, if it was an issue then it should have been brought up in the negotiations prior to agreeing to rent.

I haven't had a landline for years. Mobile is my only phone. And as for TV good god is there anything really worth watching?.

Huh?

OK I rent out a few properties. All of them have been collecting various telephone supplier, sattelite dishes, cable TV points over the years.

Doesn't matter what I put in or leave someone always wants something different.

Sky fit dishes free IIRC, NTL fit lines/cable TV for free (I think there is a years contract in it?).

If you were renting from me, my stock reply is find out how much it is and get back to me.

As for an external ariel, that is probably down to costs of a digital one.

Do you connect to the internet using magic? Most people use a phoneline I think.
