Over commercial.... difficult to mortgage that..... you're going to have to take that into account when making an offer (and when selling)


ETA, the open day was 2 months ago, it didnt sell then, is it the last flat in the block to sell?

Is it deck access?

Are they including what little furniture is in there?

Overpriced. Walton is hellish. You can live in central(ish) London in a bigger one bed flat for that, in a decent area, these days.

..and the agent smile

i'd imagine that the vendor is being advised to take offers around asking price, as the ticket has been set rather low. that property has not moved for a while and has been around most of the agents in walton bar your-move and arthur samuel (with good reason, IMHO ;0).

hersham village is not bad at all, very pretty cottages arranged around a nice green. it's also low crime (the the Met's map) and that place is 10 minutes amble to hersham station on the molesey road. esher cobham and weybridge are easy drives, as is the A3 Hampton Court and Kingston.. it's not that bad actually, and what would you rather have for the money? a disgusting council flat in wellington house which is just about to land every leaseholder with a bill for between 25 and 60k for extensive renovations?

walton and hersham are sought after areas, especially compared to some of the st you get in to london, and lets not compare it to feltham/hounslow/hanworth (where property is cheaper) this may look like it's in a st area but it's not.

..the only eyesore, if you're that bothered is the AirProducts offices on the corner of the esher bypass and molesey road, which you'd have to walk past to go to the station smile

that wasn't my idea, but I was perfectly happy to ponce about for the cameras I will admit. the tv show was useless to sell that property and was not designed to do so, all concerned were aware it would be transmitted some 4 months after it was filmed smile

that it hasn't sold after 2 months means fk all in the current market smile it has been reduced a fair bit since it went on the market and I have no doubt that it will be reduced again before it sells smile


edit: I don't know who told you it was a rough area but I can assure you it is not smile

it's mostly very affluent, single income families with children at the good local schools.. there is so much money washing around the hersham/burwood park/st georges hill/weybridge/esher/walton area to incur mild feelings of envy hehe

I must say then that our opinions differ chum, because I have sold and let property in that same road and left the roof off the lotus while I did it with no worries.. and yes, I do suffer from "the fear" (when you park your pride and joy and have to leave it for a while wink)
