I moved into my current flat 6 years ago. 3 Years ago the owners son took over the flat and I signed a 6 month AST.

There are a number of serious outstanding repair issues with the flat (it's a single flat above his shop, there are no properties above me); there is a water leak in the main bedroom ceiling when it rains heavily and serious damp in that bedroom on the walls, which is beginning to spread to the furniture near the wall.

Moving out at the moment is not an option.

This week I have received a hand written note from the landlord wanting to change the frequency of payments from monthly to weekly, which I do not want to do. Can he change this?

Secondly, the note also explains he wants an 8% increase in rent from January, which I also feel is unreasonable considering the state of the main bedroom. I wrote to him in early November informing him of the problems.

If my original AST was for a 6 month period, do rent increases also have to be in 6 monthly increments, or can they be implimented mid-term (assuming the AST makes no mention of increases)?

I'd be asking for a rent decrease right now!! If the flat is that crap he is in breach of the AST I would think!

I would be writing to him monthly demanding the repairs are done and withholding payment, he will soon sort them when the cash stops flowing as for an increase thats interesting everyone at the moment is renting instead of buying or selling and the market is awash with rental properties.

10ps pm me with all details and ill give u some proper advice, as to rent increases these can only be done once in any 12month period.

whatever you do, DO NOT withhold rent!! this will put you in a worse situation!!

Don't do this. Withholding payment puts you in the wrong and will count against you in any kind of legal . Contact your local council; they'll have a department for helping out tenants with landlord problems.

If you have a legal contract he is not entitled to change the rent amount mid-term.

If he wants to put the rent up at the end of the term, then that his his option and the only option to you is to pay it or move out.

After the initial 6 months, what counts as a term, though?

Annually usually it should be in the contract you initially signed
