Buying Land for development

Hi

I find myself in the situation were i've paid off my mortgage on the flat and have some cash left over.

I was looking to sell and move into a house but with all this credit crunch etc it's proven difficult to find a buyer and about 6 months ago i gave and and decided to hold off for a while.

With the current house price crash have land values also crashed?

Its always been an ambition to build my own house and with the developers holding off on buying land is this ideal time for a self builder to start looking?

also can anyone direct me to were to start looking? I'm quite sure the high street estate agents don't see the best of what's available and the few developers i've seen selling off land seam to be selling sites for 4 houses +.

I'm based in the southeast on the kent / sussex boarder.
