Anybody ever seen one?
What a pile of pooh.
I have just looked at the one on a house in our village from the estate agents web site. Firstly it gives info I am not sure I would want all comers to have: owner details and what they paid for the house. Secondly it makes bizzare sugestions about how to improve the energy efficiency, like 50mm of insulation on the walls of a 200 year old mid-terrace sandstone cottage, solar panels in a grade 2 listed house. All to save £27 a year. And no survey, which is the bits that really matters to most people.

Yep ill second that they are a pile of worthless crap, far better to make home sellers do a proper inspection as a building society would look at. Hmm so Ill have a look at the loft and measure each room, is it insulated err yes, well then thats one report and 350 quid please

Nice idea in theory but would you (or your lender) trust a survey prepared by the vendor?Likewise, all the searches are being doubled up.
Complete and utter waste of time and money.
As has been said, the government is making us pay to provide information which they can subsequently use to tax us.

And just to make things worse, the current 'first day marketing' rule that allows you to market a property as soon as the HIP has been ordered/paid for will no longer exist after 6th April 2009, so after that date, you will have to have your HIP all completed (taking 2/3 weeks at present) before the agent can begin marketing your property.

They do go out of date.
Mines due to expire in about 4 mths. So that'll be £300 or so for a new one. That will, funnily enough, be exactly the same as the old one.
It's at that point my house will come off the market.
Estate agents lost money, I've lost money, but at least the guy doing the Hips has made some.

Yup, complete and utter dung.
We had one done for a property earlier this year. £400+ and most of it states that "the local council do not divulge this info" so our buyer's solicitor still has to do all the searches, the valuer and surveyor still have to go through their process, what is the point of them?????????

To me they dropped the only valuable bit: the survey. I am sure they could have come up with an independent way of doing surveys so that the obstacles to any sale are clear before you make an offer (and stop all of this renegiation after the survey malarky).
I think when they ever do mine they will need some more points of the energy efficiency scale as I have old sandstone walls with just dead mice insulating the cavity , massive single glazed windows from 1848 (with 2mm glass), large cast iron rads and draughts like a wind tunnel. It omits more CO2 than Drax.
