House prices...what credit crunch?

Recently I've been scanning the local estate pages to see how the market is changing and it amazes me how people put a house on the market for last years peak value plus an extra 25% or even more with a "No offers" moniker attached. Who are they kidding? Why do these estate agents waste their time with these people (I guess it fills their window). There also seems to be a trend to half brick up your garage, bang in a treadmill, call it a "gymnasium" then bang on an extra 15% compared to what another similar house (but with a highly useful garage) on the same road is selling for.
Another classic seems to be where somebody extends and extends a house into a five/six bedroom right on the doorstep of a rough council estate then puts it on the market at a similar price to an equivalent sized house on the posh side of town.
When will these folks wake up and smell the coffee?

I often wonder if there is any other countries where people are so hung up about the price of their house.
From what I see on my visits they seem to be getting uglier. Concreted over front gardens, extensions that look as though they haven't had the benefit of an architect. Just slung on the side as though their main purpose is to restrict daylight to the neighbours patio

t houses still around that were on the market 2 years ago, just keep going from agent to agent.
I'd hazard a guess that they've been "developed" from what they originally were, either from Sarah Beeny programs or personal taste and are a bit out of the ordinary of what everyone else has/wants now

Spot of land here was up for sale for £200k about 8 months ago.. It sold, then it was back on the market... £200k - not sure who they are kidding...
In contrast, place in the local area was up for £250k. Sale fell through, back up for £180k......

We looked at a house in March 07 that was priced at 320k (20k more than better condition houses of the same type and area) - we said it was over priced then and the agent agreed but said he was acting under client instruction. He'd actually valued it at 300?? Apparantly the client couldn't afford their next house unless they got that for theirs....
FFS - Thats like me insisting on selling my TVR for 100k as I can't afford a Ferrari unless I get that much, why are some people so unrealistic? If you can't afford it don't buy it.
BTW - It's still on the market now (1.5 years later) for......... offer over 310k???????
The similar, btter priced houses are now down to (and selling) at around 270 asking price.

Didn't like the house enough anyway. From speaking with the agent I got the feeling he was as annoyed as us with this particular seller. They'd had a couple of offers already for what should have been the mkt price but turned them down, the agent had also triend reasoning with no success. I know this as my neighbour at the time was the agent!sjn2004 said:

Yes, I viewed a house and they'd converted half of the garage into a downstairs shower room and utility room. Great. So you could park a Smart or a bike in there (the owner is a biker) but not a car.
