Ballpark cost to replaster a ceiling

I've got 2 rooms with a combined ceiling area of about 226 sq ft (21 sq metres). Can anybody tell me roughly what this is likely to cost to have re-plastered (in Northants)?

Depends on the plasterer and how desperate they are for the work, but yur looking at a days money plus materials, so anywhere around £200, you could pay a lot less but the finished product might not be as acceptable.

Sounds like a mates rates cash job for a friend or friend of friend.

About £100 - £150 inc materials if you are covering all the furniture and the guy is simply turning up, plastering, and going home/pub.

A days work and about £15 of materials, so say £200 to £500 depending on quality and desperation of the contractor.

If the ceiling needs taken down then it creates a lot of mess so need to re-decorate the whole room. Last I heard it was around £1000 a room when a friend needed this done after an overflowing bathtub incident.

Unless it needs a lot of prep work don't pay more then 400 notes.

I had a 50m2 (that's 50 squares each 1m x 1m ) room skimmed for £500, walls and ceiling. Not quite a flawless finish, but perfectly acceptable. Took 4 guys a morning to do.

What's the £10.50 per Sq/m for if the £50 is for labour and materials? Surely labour and materials is all there is?

Budget for £12.50/m2. That's the general figure I use working as a QS.

We had a 30' X 13' room completely skimmed (walls & ceiling)last year for £600. That included plastering around a square bay window, patio door & 3 other windows.

my brother is a professional, i asked him. I can assure you his finish is so smooth with your eyes closed it feels like glass.

All i know is he has work coming out of his ears (at least 6 months worht doing 6 days a week), and his sector has been hit quite hard with the big R.... To get a good finish takes some time, it's not the case of slapping it on the wall, smoothing off and bobs your uncle. Quite a lot of going over with wets/boards to get a good finish. The reason he is in such high demand is because the painters need to spend such little time prepping it for paint...


depends on what you feel is acceptable, but its not like its a regular thing you have done....

A really useful site for getting a ballpark figure for many building jobs is www.whatprice.co.uk. Funny, it also gives prices for dental work, useful if the builder you use and don't pay smacks you in the mouth.

you are looking at £600-£700 per room,prob for 2 rooms will get a bit cheaper etc.

Blimey. I had almost the entire downstairs of my house done - walls and ceilings - of a 4-bed house - for 800 quid.

People need to shop around more!

£200 assuming it is just a re-skim.
