Hi all,

First off i know its in the wrong section but my 14 days as a new member is not up yet so i can;t post in the pie and piston, apologies for this.

Right i've got this house in England, Linconshire. 4 bedrooms, 2 bathrooms, garage, private drive.

12 months ago it was valued at £250k it is currently on the market at £205k, for the simple reason i want to get rid of it.

Basically i am now fed up of owning it and want to sell. Prepared to take a BIG hit on the price would probably consider anything around £160k mark.

Apart from lowering the asking price again. Are there any otehr ways to sell a house quickly, investors etc...

Call the estate agent and tell them they can take a bigger commision if they sell it within a fortnight. For them its all about the money, tell them its up at £205 but your happy to take £175 if they sell it quick and they can have x% over their usual fee.

Or, tell them that you'll pay an extra grand commission for every full ten grand they get you over 170k within 2 weeks.

Or just make the agent very aware you are happy to take the hit... ANY good agent will have a few investors who they can get in and buy at the right price.

The estate agent can't do anything if there are no buyers. What are the comps showing? You can't just pull a number out of your rear.

Find the comps, then take away 10-15% and list it at that.

Why not try one of those 'we buy your house' companies that seem to be prevalent these days.
Ask them to make you an offer.

Alternatively fire it off to auction with a £160k reserve.

Or an advert in the paper:
Attention property investors - no reasonable offer refused.

Or ask your agent to put it up for sealed bids by xxx date.

Loads of ways to skin a dog.

It is the second time round. wink
