Landlord advice
Discussion
Need some housing advice so I thought I'd see what the PH massive think.
Basically I am moving out of my student accomodation. We had a contract for last year, but not for this year. The reason for my moving out is that things have been going missing from my room.
My landlord yesterday told me that one of the other housemates had my room key, so that explains how they have been getting into my room. On a previous occassion when I asked my landlord if anyone had my key (I was suspecting things as a book went missing) I was told that no one else had the key. This was clearly a lie.
I have told them to keep my deposit. The deposit was from last years contract (£250). I could theoretically tell them I want that back but I recognise that I owe them 1 month of rent so I told them to keep it. They are now telling me to pay the remainder of the rent for the whole year, as we had a 'verbal contract' as he put it. There was no verbal contract, and certainly no written contract for this year.
I have now moved out but they are still chasing me and threatening to go to my guarantor (on the contract from last year). What should I do? Do they have a leg to stand on here?

Do you have your contract from last year, it might be detailed in that what will happen for further periods - With normal AST's the tenancy would be considered held over if no new contract is signed and that means that any notice periods would remain in play, so if you had a 2 month notice in your original contract then that would be in force on a rolling basis. Hard to say without knowing what type of contract was in use though.
as TC said this will now be in what is called statiury periodic, whereby it is now a rolling month by month contract. If i were you i would send written notice that you wish to vacate and you are forfitting your deposit to pay for that months rent and you understand that you will be liable at extra cost for any delapidations on your room.
