I'm intruiged to know how 2 guys from different areas of the country can accurately assess the value of a house in another part of the country without any information relating to the house itself, only what it was on for previously.

The OP hasn't even stated whether the other sales he has mentioned are for similar houses.

Do you know anything about the current owners circumstances, what their plans are etc?

Offering £250K when they paid £325K not very long ago may well seriously p1ss them off.

The OP is the only one to have physically seen the house, knows the area, etc, etc, yet is completing imcompetant of making an offer without asking people from all over the country as to what thier view on its value is.

I can't wait for the good times to come again, the amount of money the builders were making at the expense of such humpties was unreal.
