Extension help

I've never had an extension done on a house before, but my wife is pregnant and we need to expand pretty quick. Really looking for some advice on if you think this space is being optimised before I contact builders and the likes for quotes?

Ground floor (all extended parts are in red), the garage has to be big enough for large estate (4.5m long, getting one soon).



1st Floor. I would like this to be one large room (my study ) but 'er indoors isn't too keen. What would you people recommend be done with this space? I need room for a study, no smaller than bedroom 2 (as this is where it is just now, but room 2 will be the kids room).



Any help would be appreciated!

4 metres by 8 metres is a huge space! People may find it a bit odd when it comes to resale...

Perhaps where the landing window is being replaced by a door you should add an alcove where you can have 2 doors - have a smaller bedroom at the rear and a bigger one at the front for your study?

I haven't got a clue about building but I'll suggest something anyway. Could you not knock through to the en suite and make it a super swanky en suite and master bedroom? Then have bedroom 1 as a study?

I don't think your car will fit through the garage door either.

I do agree about it not being one large room, and your plan does sound good. Something like this?



Still gives me plenty of space for the study.

yup, massive!
How's about putting the master bedroom in the front of the 1st floor extension, knocking though to the existing ensuite (replacing the door to bedroom 1 with a stud wall). Then a random room at the back of the exension for your office that I haven't fully thought through yet.

Drop me a mail, i will attempt to stick it through my software, but basically, large bedroom at the back, reverse the en suite to suit it, and include a dressing room.

Study at the front, bigger than it is presently, and if layout allowed, jack and jill the bathroom, so it serves as family bathroom, and en suite to what is now bedroom 1


Not being rude, but if finances allow, why not go conservatory/glass box right across? Unless its a plaaing issue of course.

I strongly recommend fitting in some method of getting from the ground floor to the first floor if I were you.

I did think of extending the en-suite, but to be honest it's all newly decorated and looking pretty nice. Bedroom 1 is a decent enough size for us and I would really like more space for my study (want to make a small studio for photography).

As for the garage, forgot to add a door, it will be plenty wide enough for the Audi

Would bedroom 4 be of any use to you? How about a large en suite where the bathroom and en suite are current;y and a larger family bathroom using the space that isn't your study? The thinking behind that being you would use the en suite every day and if a bedroom will be doing nothing. Just ideas I'm throwing out because I'm clueless really.

I do like the idea of the family bathroom, it's just that I have spent ages decorating upstairs and it's looking pretty nice (plus, I'm a lazy bd and don't want to do it again )

I do like the idea of the glass box thingy extending all the way along, no planning issues with this and the kitchen and dining room will be completely re-done during this build. Definitely food for thought!

The 4th bedroom probably won't be much use. I could however make a padded cell type room for when my first kid is born (soundproofed of course )

Without having seen a pic of the front of the house ,

I am having a guess that the roof will be difficult to deal with at the front .

I would also go see the planners first as I suspect you will need to set the first floor back a tad , at least inline with the "main" front of the house .

Have you already got planning? It's just that the footprint of the house seems to be increasing by more than 25% which I think "might" give you planning difficulties?

Don't have any photos handy of the front just now, but the roof won't be an issue.

It has been approved "in principal". My mate works in the local planning department dealing with this stuff day in day out. Just putting the plan together for applying for permission and getting quotes.
