Just seen this house - any thoughts by the locals would be appreciated.

What area are you looking at? I live just outside Clitheroe pretty much at the bottom of that there giant hill at the top of the page so those areas are right on my doorstep.

£29,995 anyone?
2 bed terrace situated in one of Burnleys finest areas! Got to be one of the cheapest houses going in the country!

The other end of the scale can sometimes be only a matter of 2 miles away!

For the money, looks very nice internally, although there is no mention of any garage/driveway which you would normally expect in a property of that price.

Looks like show house, go in with a low offer and see what they say, as long as you are in a position to proceed without delay.....

I grew up about 5 minutes from where those houses have been built, on Edge End Avenue.

It's not the worst area, but it is close to some fairly dodgy ones.

We have a lot of these new builds and I have been in a couple and you don't seem to get an awful lot of house for your money, even when seeing them being built, the actual foot print of the house is rather small, I guess they are ok if you aren't into swinging cats.

Yep as coxy said, its probably a decent estate but round the corner from some not so nice areas, but thats like a lot of towns in most areas of the country.

The surrounding area really is gorgeous though, Pendle hill is 15 minutes away, I consider myself pretty lucky to live around here, lots of places for doing outdoor type stuff, walks, cycling etc. Lots of brilliant roads too, when they're not clogged up with tractors or suicidal bikers!

Its pretty close to the M65 so Manchester is only 45 mins away, Leeds isn't much further in the opposite direction.

Avoid Nelson like smallpox.

If you want to be in East Lancs try Crawshawbooth, Fence, Waddington, Blacko, Wycoller, etc.. Small places with a bit of choice of small and large properties but not far from commuting links. Not Nelson or Burnley!

Surely, it's not that bad? I have driven through a few times and it seems ok. My other half is now doing my head in to live closer to her parents and whilst I want to close Nelson seems to be not to close. Plus it'll be good for links into Manchester.

Happy for some frank local Phers opinions.

Have a look around Rossendale at the end of the M66, 25/30 minutes into Manchester and 25 minutes to Nelson. Lovely surrounding countryside, and nice affordable housing.

Local agents

Weale and Hitchen
Eley Long and Co
Reeds Rains
Entwistle Green

Everton's Phil Neville has a house for sale in Crawshawbooth at £4 million if you can stretch to that....smile

We've lived in Nelson for almost four years after living in Berkshire for over twenty years. There's also a couple around the corner who moved up from Windsor. There are better towns around but some decent parts scattered around the outskirts, just like most towns. Feel free to pm me if you want to know more.

teh whole M65 corridor is full of cheap houses

I live in a lovely 3/4 bed semi dormer bungalow, quiet cul de sac estate, surrounded by woodland, two lounges, smallest being 18 foot by 14, comnservatory, large gardens, garage that holds car and 3 motorcycles and workbench, 30 mins from M/c, 30 mins from ribble valley, 1 hour from lakes, 40 mins from seaside.

current value - about 160K if I was lucky ( although I only paid 50 for it in 99)

reasonable terrace house in decent part of town from 65K.

Really, don't do it. There are far better places in the area. Parts of Burnley are ok though - don't believe everything you hear. Otherwise, Fence, Clitheroe, Higham etc are all nice enough.
