Evening Gents,

Okay, i've got a bit of a dilema on my hands and seem to have a few options handy to me.

Basically, i'm getting on well in my first job at the moment and I'm looking for some advice RE Housing.

Option 1.
Move out now, like I want to and rent an apartment for 600pcm+ bills.

Option 2.
Stay at home. Save deposit. Buy house at 18.

Option 3.
Save up deposit. Rent for 6 months to see If I can 'cope'. Then buy.

Any advice is greatful, never been in this situation before and long time since parents have been in the property game too.

Can't you find somewhere cheaper than £600pm? It's your first home so the smaller the better!!!

Move out now, rent somewhere with a mate if you can.

Its absolutely, no questions asked the best thing you can do IMO. I'm back at 'home' now and have been for the last few months after 4 years living out/Uni, but looking to be back out again by summer.

Its not about money, or things you can quantify. It just changes you, and gives you the freedom to work out who you actually are.

I'm lucky, I get on with my family really well, and I've got a room in a lovely house. But Goddamn, I cant wait to get my own space back again.

The only problem with that is, i'm the only one who left school at 16.

Everyone else is still studying for their AS levels.

Can't afford to move out!

Full time education you see.

Oh, and, it doesnt need to be anything at all fancy. Enough room for your bits and bobs, a wee ktiched and a living room, its all you need. location is far more important.

I long to be out of this lower middle class commuter belt type town, back to somewhere with a bit of life.

You are 17.

Enjoy some of the money you're earning - don't spend it all on rent / mortgage, you'll be doing that for the rest of your life.

Shared house? - even with people you don't know, hell you can always move out after 6 months.

Work hard and buy somewhere cheap as your first home, being 20something without a mortgage is great.

I bought my 1st house at 21 and it nearly crippled me financially. All my friends were out on the lash and I stayed home because I had no money.

By the time I was 32 I could afford to buy a second house and none of my friends who were taking the piss had enough even for a deposit.

Who is the smug bd now? Well them actually, they pulled so much totty biggrin

Sounds like your sorted. Find somewhere cheapish and a good buzzing area to rent with a couple of like minded souls. Work hard, save plenty for the future, and go fking mental with the rest for a few years...

The sooner you buy, the sooner your mortgage will be paid off, assuming you can afford it. Although independence is good when you're young....

If I really wanted to move out I'd go into a share house. Doesn't have to be with your current mates. They're probably the worst people to share with anyway! But good chance to meet new people and contacts, get a cheap room and start being independent in preparation for the 20s wink

Of course some people will tell you share houses suck but plenty of others will tell you they've met life friends and had great times in share houses!

The joys of living at home. When you move out you'll have no idea where all the money goes each month. wink

edited to add...

Make sure you think about all costs you will have when you move out. I heartily recommend you get your own place, if you can afford the following:

Rent
electricity
gas
water
council tax
Tv licence
Content insurance
BT
Mobile phone
Internet connection
Car insurance
Petrol
Car tax
Groceries
Meals out/Beer/entertainment

Then add sky tv if you want it, shopping trips, holidays etc...

Living on your own isn't cheap, but well worth it.

Living at home suits me for saving money. biggrin

I don't know what I'd do if I were to move out tbh, and I'm the same age as you! But then I did choose the A-level route. I'm guessing you're alot more mature than me biggrin Good luck to ya anyway! I'm sure you'll be alot happier in your mid-twenties with a house and stuff tahn I will be just out of Uni! smile
