ok so ive had a dss tenant since 1st dec 08.

every payment has been late with every excuse under the sun.

about 6 weeks ago she 'moved' out, i.e obviously isnt living there anymore, but has left all her worldly goods in the flat apart from clothes and t.v.
i suspect she has moved in with her bf.

she handed her notice in and is due to leave on the 1st june, but is now 1 week shy on her rent and she will not answer the phone or reply to text.

she has also caused me alot of headaches in the mean time.

what should i do ?

if i tell the dss they will stop her payments for housing and she wont be able to pay me, if i take the money direct i am technically breaking the law.

Don't accept dole scrounging scum as tenants.

Keep her stuff until she pays. If she doesn't, chuck it and move on. I presume that the DSS pays you directly and therefore if payments are late thats down to them as opposed to her?

Think yourself lucky they didn't feck off with your kitchen and bathroom, that's why I don't rent out anymore.

i did let her have the money, only because i found out that if i take the money direct, and she in the mean time commits a fraudulant claim/act, it is me who they come to for the money i should not have een recieving. so you are screw both ways!

never ever dss again.

That is how they pay, they will only pay directly to the landlord if the tenant falls in arrears and only until those arrears are paid, then they pay to the tenant again.

Mate, I feel for ya. It's not JUST Dss that mess you around. My "upstanding" tenents didn't pay the rent, smashed my house up and there is ABSOLUTELY nothing you can do about it. If they don't want to move out, they won't. The law is 100% on their side, for some reason.

Hope you get it sorted.

Absolute unmitigated nightmare. By the time she eventually went, the house needed redecorating throughout, and I mean every surface. It needed new carpets throughout, the kitchen rebuilding and the locks changing. She had even gone to the extent of leaving an iron burn in random places, and in some cases right through to the boards underneath!


Complete scum!

Spot on!

An acquaintance who rented directly to the tenant, whilst being abroad became 2k in arrears before he did/realised anything!!

He changed the locks and left a note in the window stating where they could reclaim their belongings. The reasoning was, it was doubtful they would persue it through the courts and it would've cost him another 3 months rent which would amount to more than the potential legal costs/fine.

So the OP should be safe if the above post is correct and they will pay direct to the OP whilst she is in arrears?

Well yes if he calls them to say they are not paying him but then she might say she is not living there anymore but still he is denying her money she is clearly pocketing.

I'M a tennant, and have been since i lost my bunglow to the ex,12 years ago ,the landlord does nothing to the house i pay for everything including the rent in advance (one month).

Because i'm selfemployed they must think that i can do everything for myself,unlike next door who live on the system they have had a new kitchen and full bathroom fitted,whereas i'm expected to do it myself.

Good eh!

it depends on the council concerned. we have a few dss tenants and have the council pay directly to us in every case, it was just set up like that in the 1st place.
