Hello all,

could someone tell me how big this is ?

Is it big enough for a small 3 bedroom house to be built on ?

If it was a square bit of land how man metres would it be ?

404m squared, so 40x10 metres. I'd imagine you could put a nice little house on that.

20 x 20 metres. Passably wide, but not very deep.

Depends on your local authority/surrounding house density etc, but almost certainly yes.

You can get a nice 4 bed house with garage with footprint 9 x 9.5m (86m2) on the above site, which would then occupy 21% of the land, well below many local authoritites guideline figure of 25%.

Obviously, the answer to your question is hugely dependant on a number of factors not mentioned here, but in theory, yes.

Depends on the land, of course.

If it's 404m long and 1m wide, I would call that a footpath, you may struggle to build a habitable dwelling.

Even at 202m long and 2m wide you would struggle.

Of course, it could be completely circular with a diameter of 257m?

Crikey, it's been a long day....

You wouldn't know I've got A level maths and did an Engineering degree at Cardiff, would you!

In my defence, I did this with windows calculator, which doesn't have a square root button!

OK, for the doofuses out there (including me);

0.1 acres = 404m^2

area = pi r^2

therefore;

area / pi = r^2

therefore;

root 404/pi = r

therefore;

2* root 404/pi = d

d = 22.68m

Depends on you're view of what 'nice' is. Most definately you could fit a decent 3-bed home on with double garage (4 bed would be pushing it, with small rooms IMO). Obviously you wouldn't have a huge garden but then you already knew that.

What are the plot dimensions, where's the access point & is are there properties surrounding it (facing windows, etc) ? If you can tell us this then I could send you over some 'generic' type plans which would give you an idea of options.

I'd imagine that it's perfectly possible. Indeed, I'd say on some housing estates you'd get 3 three bed houses on that size of plot............
