I started renting a house on the 7th February 2008.

I received a letter demanding ~£30 by 7th August 2008, exactly six months later as per the terms of the Assured Shorthold Tenancy. This letter said we would then go onto a Periodic Statutory Tenancy on the terms of the original agreement.

Since then I've had nothing (other than three-monthly inspections) until today demanding a renewal fee of £55 payable by 31st August 2009.

Am I missing something? I've poured through the contracts I've got and there's no mention of £55, or even the ~£30 fee increasing, let alone the fact that this is ~11 months after the initial PST?

The one thing I might be missing is that the letter at the end of the AST asks for someone to come in and sign a new agreement which I haven't got a copy of - the Mrs claims she hasn't seen one. I guess I'll have to ask the EA for that, I really hate having to deal with them though.

Do PSTs have a term on them normally? I was under the impression this just renewed month-by-month until this letter appeared?

A periodic statutory tenancy happens automatically after the fixed term of the AST expires. Sounds like someone is trying it on, or trying to get you to sign a new agreement.

Asked them to send out a copy of our agreement with the relevant term highlighted, saying I didn't recognise the fee.

They've now admitted it's a new agreement, sent the new agreement which now has a new clause in it saying that a PST will be limited to 12 months and saying they'll waive the fee this time.

Think I'll be telling them to stuff it altogether!
