How's the property market?
Discussion
We put our house on the market 2 weeks ago in Caversham. Before going on the market almost everything was sold in the area. There just wasn't much for sale, so stuff was shifting fast.
Since going on the market we've had 3 visitors - in 2 weeks. No one lined up for this weekend yet.
How's your impression of the housing market in TV? Is there much demand?

I'm currently looking for a place in Caversham (two bedroom terrace most likely). Been looking via Rightmove since around the end of August. Impression from that is there is not much on the market of that type, but I expect places are probably selling without reaching there or it really is quiet out there. I've only this week got my current flat in West Reading on the market (pitiful I know! too much faffing
) so am yet to find out how things are selling. Have registered with various estate agents this week too so hopefully will get some places to view.
I did make an offer on what would have been a perfect place for me on Gosbrook Rd in late August/early Sept but it sold to a first time buyer. I obviously shooting myself in the foot by not even having my place on the market at that point! Pretty gutted about that.

There are a number of 2/3 bed terraces for sale on Star Road - bit close to Amersham Road for my liking!
Caversham terraces come with parking problems - best 2 streets would be Chester St/Oxford St IMO. We used to live in North St, which was a total nightmare (specially with the S2000).

k that.Parking is one of my concerns, not sure I could hack somewhere like North or South St with very limited parking albeit permit only. Thats why the place in Gosbrook Rd was brilliant as it had parking place instead of a front garden.
Thanks for the tip on Chester St & Oxford St I havn't checked them out yet.
Sold here in Maidenhead and legals just going through, but it was a bit of slog. Have been on and off the market for over a year I guess. However everyone I speak to (around Maidenhead) is talking about a real turn around with really good demand, so anyone going on now should have a much easier time of it, of course you are then also buying in a time of stronger demand so it's all swings and roundabouts. Tbh we have done quite well I think with the drop and hopefully selling at the bottom (time will tell on that, could just be the ubiquitous dead cat bounce) - we are moving up the ladder a bit so the house we are buying (assuming similar percentage losses) will have lost more in real terms than we have lost on ours - and yes we have sold at a lot less than we went on at originally. Pricing is still key so make sure as it's got to be right...what we have sold for seems a pretty low to me, but mentally just had to get my head around that and what we are also buying for means it's still all good, the deal works for us on basis of what we are having to add and that's all that matters.
On a wider scale and not this area, but also have just sold an investment flat I had in SE London. Was very surprised when they valued it approx 20% higher than I had had it valued at about 10 months ago (tenants had wanted to buy back then but didn't end up doing so). However they got it right as it sold for closish to asking within a week... happy days as that is in theory back to what it was right at it's peak anyway and a lot more than I would have sold to the tenants for if they had wanted it

Our house (in Slough) went on the market on Monday afternoon, had a viewing Tuesday evening, 2nd viewing on Thursday, buyers put an offer in Friday morning (a bit off the mark of what we were looking for), they upped the offer this afternoon, but I'm looking for another £950.
Can't find anything as yet that we want to buy though, Definite shortage of decent houses though

Couple of bigger places were on 2 years ago for about a £mill in Wokingham, got that, now back on for the same and are getting it........But developers are keeping multi unit sites low cos they have lots unsold so now are selling cheap to get rid, and to buy cheap land.
Needs to sort itself, cos I need a 997 RS.....

Spoke to our estate agent today (we rang them
) - he has told us there's been something of a mighty slowdown in the Reading area. This ties up with our own judgement.
House is still very well priced, but just over the £250k barrier (thanks Gordon, you f
kwit.)
well you have to ***market it as stamp duty paid*** then...

the reality is that there are lots and lots of very similar edwardian houses. lots of choice and very little differentiation.
good luck.

Interesting Sinclair, we had ours on the market throughout the summer and had two decent offers which we accepted. Then we put in four offers on houses in 2 x Maidenhead, Wiltshire and West Berkshire and missed out on them all... two of them we even offered the full asking price!!! (Yes I'm still annoyed by the while exercise). One we got gazumped on and another the vendor said we wanted to move too soon, have you ever the like! Anyway the impression I got was the the market in and around Berkshire is buoyant (and stuff is over priced
) but we've decided not to move and I'm going to build a 3rd garage instead. The main reason for moving was for a 3rd garage - or at least a bigger garden in which to build one.
ETA - I know that sounds daft but I had to negotiate with my wife to use up some of "her" garden whereas the places we were looking at had between 1/3 & 1/2 acre.

It definitely picked up over summer, when we decided to tip our toes in. But getting the place redecorated and Hips took a few weeks, pushed us in to mid-Sept and it looks like we've missed the boat.the reality is that there are lots and lots of very similar edwardian houses. lots of choice and very little differentiation.

my personal view would be to keep marketing it and then if they haven;t sold it switch agents in time for january (so it looks newish to makret). i'd keep marketing it though because people DO buy in winter no matter what people tell you. we sold our place last oct/nov (in herts). agents were trying very hard. we had the benefit of being in a smaller market... BUT we also had lehmans etc..!
being in Reading, whatever you do don't use the "straight road building" (
) agents. seriously.RichB said:
