So - Recommend me an online HIPs

As the title suggest really.

Looking to get our house on the market, the estate agents we are likely to be going with can do a hips for £500+vat, but openly suggest going online for a better deal.

So the question is….are there pit falls to watch out for with the online providers?

There’s the saying that you get what you pay for, but surely any hips has to contain the relevant information regardless of price. So has anyone had any dealings with the world of online hips and have any recommendations?

The area is South Camb’s if it makes any difference.

Yes there are and you might have to have it done again.

I was in the same position recently. Instead of going with the over priced estateagent HIP or the dirt cheap online option - I got my solicitor to do it for somewhere inbetween the two prices.

ETA: I'm just trying to remember what the pitfalls are now, I'm sure its something to do with the searches that they offer.

Used HIP Manager, bloody cheap and did the job quickly. The point of the HIP is just to get the house on the market as far as I'm concerned. The buyers solicitor will still do his searches.

I used myhiphome.co.uk - think they were the cheapest online provider back in March/April this year when I ordered. My view is: go with the cheapest; you only need to have it to be able to market the property and if it's totally crap, you've still complied with the law.

Since I'm a solicitor I did look at doing my own, but the HIP cost I paid was less than the price for searches alone, ignoring my time in compiling the thing!

i am thinking about using this company, can someone who has used them talk me through the whole process? i assume they arrange someone to come round your house to take measurements etc?

There's nothing to talk you through - same with any HIP provider, you give them your address details, you fill in the bits you need to do, they organise searches and an EPC inspector will arrange a visit.

I used them recently. Quick and efficient.
So did I. Efficient but definitely not quick. They have trouble getting LA searches done quickly with some LA's. I would recommend calling before to check that your LA does not fall into that category.

well less than 24 hrs after ordering online my energy assesment is done and the mini hip complete. I can now market my property. efficent or what!!!

Just though I'd give an update myself after using myhiphome.co.uk, events unfolded thus:

Saturday 21st - ordered HIP
Monday 23rd AM - Energy chappy calls to book appointment
Monday 23rd PM - Energy chappy calls to conduct survey
Monday 23rd Late PM - Energy chappy emails through report
Tuesday 24th - Mini HIP in place property on market
Tuesday 1st - Full HIP emailed through to both myself and EA

Whilst I still think the whole HIP thing is a stealth tax rip off, at least this was a painless and fairly cheap way to go about it!
