Anybody reckon that's any chance of the government extending the stamp duty holiday the sameway they did the car scrappage scheme? If not, any ideas on how fast a sale could go through of a FTB buying a no chain house?

Very little chance. A lot of people are forcing exchanges through by year end to avoid the extra cost. If the holiday were to be extended I suspect they would have made the announcement by now.

A straightforwad purchase can be done in 4 weeks. BUT, they never are straightforward.

If you are looking at buying now and getting it though this year then unless you are a cash buyer, both solicitors are working on your purchase/sale without any other distractions and the vendor is quick at replying to questions and the post office don't dick around, then it will be very unlikely.

Sorry to sound negative. wink

Pretty much what I thought unfortunately! The idea of giving the government even more of my money to piss up the wall drives me to distraction at the best of times. The idea that I'll be giving them some because I missed a deadline by a few weeks brings a bile like taste in my mouth!

We are working to the 31 December deadline to try and help out the people we are buying from. Not sure if it will happen although it is only a small chain. We shall see!

It is possible to make a deal go faster, it depends on solicitors and mortgage companies. Lots of chasing will be needed, plus volunteering to carry documents around etc. My fastest ever deal from offer to completion was 2 working days plus a weekend. No finance involved though.

Having said that 2 weeks would normally be considered to be very fast. Buying property is my full time job, and you would have to make it your full time job to get it done quickly. You will need buy in from the sellers, maybe suggest sharing the stamp duty saving
