Just wondering what it's like in general as there's a lack of decent places in our preferred area so we're throwing the net out so to speak and picking a few other areas to keep an eye on. Barwick kind of popped up as it's close enough to Leeds (and the nursery) to be practical but we don't know much else about the place.
Any locals care to spill the beans? Is it a hidden gem or would you prefer to live somewhere else?

B-I-E is one of those places in Leeds that's it's own place. If you know what I mean. It's a tad insular but in a good way. It's a lot like Rothwell, where I live. I had a good mate who lived out there and it's a perfectly respectable, almost semi-rural place to reside.

We are looking to move too and would consider Barwick. In fact we did some kerb crawling last weekend and had a look at a place in Scholes, just down the road.

I'm upset by the amount of brass you need for a decent house nowadays. My current house cost me £51,500 ten years ago! My new mortgage is going to be eyewatering, relatively speaking.

I would say it is a hidden gem and seems to have a nice village type atmosphere whenever I have been

My brother in law has lived there for the last 10+ years (and wouldn't move away)
and I know 2 others as well who have lived there even longer.

My Mother in law lives in Scholes (next village on) but that doesn't seem as nice

Would also try other villages such as Thorner and Bramham etc on the other side of the A64

Only problem I have heard of in that area is with traffic once a year for the V Fest concerts in Bramham
and all around there gets choked up for a few hours on a couple of days

I live in Garforth 1 min down the road - but a lot of my friends as I grew up were from Barwick (and Thorner, Aberford, Scholes etc).

I'd agree with most of whats said above.

You have the same benefits you would get living in Garforth - IE very close to the motorway network, close enough to Leeds for easy shopping and nights out, etc etc.

But you also get to live in a very 'villagey' place rather than the vast soul-less 1960's housing estate that garforth is.

Barwick has a nice feel and the odd interesting event (like maypole day etc), handful of nice pubs etc.

You've basically got the city in one direction, then the countryside in the other - its not exactly the lake district, but nice to be able to walk the dog on fields not pavements, if you see what I mean.
Its a good place to be for a family, I think.

Another thing to consider is schools - your bang in the middle of two - Garforth Comp is a very highly regarded beacon school (bloody hell they sorted me out ok) and John smeaton in the other direction is a school that is in constant dire straits.I have no idea where the catchment boundaries currently lie but its a close run thing.

In terms of the surrounding area - I really like it, and living Barwick rather than Garforth would make it just that bit nicer I think. I'd have a look at Aberford too.

I'm in Garforth also, originally from Harrogate, then Roundhay for a year before we decided to buy.. because of the prices around Roundhay where we wanted (at the time) were too much we started looking further away, were ideally looking for something between Wetherby and here, nearly ended up in (an ex authority house) Boston Spa but then a better newer house came up in Garforth that was too good a price to turn down so we got it.biggrin

...and i really like it here! and it's great for the motorway, about 30secs from my house!

That's my problem. I love the Roundhay area but the prices you pay for a 4 bed are eye-watering considering how small some of them are. For the same money, or less, in other areas you can get a decent amount more.
Yes, it would be nice to be able to just walk to the park in the summer but on the other hand it's only a ten minute drive away.

Not sure, going to see a place on Saturday so I'll have a look around. Consensus here seems to be positive. I've just got used to being near the park for the past 8 years but the price jump from 2 bed to 4 bed might just be a deal breaker. I need to see some other places to decide if it's worth moving away.

That's what i loved about Roundhay, the park, the bars etc but we're just starting out and yes they're nice to have on the doorstep but few years down the road we'd probably want somewhere a bit quieter and settled.

On the plus side because of prices in the desireable areas of central/north leeds it will only drive people (you and me for example) futher away, and therefore push these prices up long-term.

Had a House in Moortown moved to Scholes. Better houses, nicer atmosphere, kids can visit friends without trouble. Schools better as well to top it off.

What's your budget Speed8, or is that a bit cheeky?

We're looking to move this year and it's on our list but not a right lot comes up between 180-240k. In fact there nothing really.

I have a few friends in BiL perfectly reasonable village although it is quiet large as villages go. The cricket club seems to be a focal point in the community there. Not as pricey as villages on the other side of the A64 such as Thorner.
The festival at Bramham Park doesn't cause that much inconvenience and to compensate you do get a weekend ticket for £35 which gives you a so called VIP entrance and nice marque bar area. Any of the villages between Leeds and Wetherby are decent places to live.

Dave, our current place is on the market at just over your top end. It's actually in the being sold process with the solicitors at the moment but I won't be sure till exchange I guess. In the meantime, Roundhay former Coach House for sale..... hehe I know, no adverts, only joking.

We're looking at going from 2 bed to 4 bed so that should give you an idea of what I'm looking at I guess. There have been a few nice places in Roundhay up for sale but they went before I had an offer on mine so I missed out. At the moment there's nothing in LS8 that takes my fancy so we're looking elsewhere as we can get a bit more for our money that way. Otherwise I'll rent for a bit and see what comes up over the next few months.

Well good luck with it mate.

I've just been looking on right move and 250k gets me a 4 bed in Kippax (a nice enough spot).

The clincher being a double garage WITH INSPECTION PIT!!!

Where do I sign?

I know Barwick very well. Most of its already been covered but I think it would be a great place to live (house prices reflect this) You get the benefit of a nice place with proper community spirit but the residents aren't stuck up like they can be in Boston and Wetherby.

For its proximity to Leeds is probably about the best place to be if you need easy access to the city.

Wouldn't recommend Thorner (very bad for crime and snooty residents) Bramham and Clifford are nice enough places but Boston and Wetherby I dont really like.

There are some great places further out (Saxton,Barkston Ash,Newton Kyme,Kirk Hammerton, Cattal etc etc)

I grew up in Barwick, and now live in Garforth. My parents still live there, and I think its a lovely village. Its close enough to Leeds (20 mins in car / 30 mins on bus), but feels like its further out (in a good way). Nice enough pubs, a post office, and a primary school. Its also in the catchment area for Garforth, Boston Spa, and John Smeatons (*shudder*).

I'd recommend it, and would move there myself if my parents weren't there (wer're currently looking at Thorner, and South Milford ish area).

Tell me please about this very bad crime in Thorner?
I know of one very nasty armed burglary last year but there has been several very similar ones around North Leeds. Snooty residents at first meeting I'll give you but a really good communtiy when you know them.

Theres a load of burglaries and as you say aggrivated ones there have been a couple last year. I think only Alwoodley is worse for stuff like that.

Well I can honestly say I'm not aware of all these burglaries and definitely don't live in fear of them. Lost count of the times I come home and my wife has left the keys sticking out of the front door.
