Can anyone give me a rough cost for moving house based on the following.

Sale price of current house - £190K.
Purchase price of new house £240K.

I will move my own furniture.

Costs to include:

Estate Agent/solicitors fees
Stamp duty
surveys
Home reports
anything else?

Stamp Duty for that purchase is 1% = £2,400.

On my flat purchase of £210k i'm paying around £213,700 including stamp duty (£2100) and solicitors fees etc, without a survey.

Don´t forget moving costs (hire of van/mates), cancellation costs of phone/internet etc

Selling 1-2% in estate agent fees
Solicitors - from 500-1000 depending upon lots of factors, if you have a lease etc
Stamp duty - 1%
surveys - less than 300 usually, but you might need extra if there is an issue
home survey - full monty is up to 1k, but cheapo one is 250ish
new furniture...
new decoration...

I'd go with about £6-8K as an optimistic economical factor based on average type house - you don't say how far you're moving to. 10 miles, 100 miles, 500 miles, all makes a difference. Getting the removal guys to do all the packing in their own boxes.... or are you packing some boxes? Is this a one bed flat or a mansion? It's how long is a piece of string type question...more info is needed to make a more informed estimate...and I'm not a house remover....just will be doing the same sort of thing in the next couple of months.

To be honest, saving the cost of hiring a removal firm is probably the worst value saving you can make. If you have to hire a van to move stuff yourself, that eats into the saving and creates hassle. Removals firms will lend you boxes, move it all, unload it all, and be insured for breakages. And I paid about £300 in August for a local firm I'd used before.

Estate Agent: say 1.5%+VAT of £190k = £3349
solicitors fees: on sale, say £650 inc. VAT and on purchase,, £1100 inc. VAT and disbursements.
Stamp duty = £2400
surveys - might be included with your mortgage, but budget a minimum £300 for a valuation.
Home reports - presume you mean a HIP on the sale: £215ish from myhiphome.co.uk

Add abortive costs if you change your mind and purchase a different property, all the utilities need to be paid in full when you move, some moving fees, e.g. cable, broadband etc. Budget for it being below £10k in total but not that much below.

I've got to agree with that, and I'm a real skinflint. Unless you're moving from a one roomed bedsit or have an army of friends to help you, get someone in to do it. We moved from Yorkshire to Lincolnshire and originally planned to do the removals ourselves because we'd bought the new house before selling the old one and there was a month overlap, so easy-peasy ?

It was a typical 3-bed detached house, full of 25yrs-worth of junk and we spent the first week throwing stuff in a skip without making any real impression on it. By the time I'd worked out how how long I'd need to hire a van for, the number of trips, mileage & diesel, it made no sense at all. The removal guys came the day before, packed up what we hadn't already done and delivered it the next day. It then took us a week to sort everything out....

I'd budget on between £5k-£10k for a typical 3-bed detached house move. Simply because apart from the unavoidable bills you mention you'll also find that you (or your other half) decide something simply MUST be changed/modified/re-decorated 2 weeks after you've moved in. In our first year we redecorated throughout, new carpets, curtains, fireplace..... all of which were "perfect" when we first bought the place !

Thanks for the replies. I'll probably end up staying put as my current house is in a nice area and is more than big enough for me. It also has a decently sized secluded back garden. Key reason for considering a move was to gain a double garage (currently have a integral single) and perhaps a games room. I have 50K left on the mortgage and the more I think about it committing myself to another 50-60K of debt (Plus redecoration costs and potentially landscaping costs for the garden) and all the hassle of moving house doesn't seem worth it.
