Just rented out a new 1500 sq ft office and the heating they have in (Electric) is sh*te. It needs to be on for 8 hours just to get it up to min working temp of 16c.

Where do I stand with this seeing as it was provided by the landlord?
Do they have to do anything about it or is it just a case of I will have to buy some Oil Heaters?

Are they storage heaters? or electric radiators? If they are storage heaters they will need time to heat up potentially overnight.

If it's an average lease then you are stuffed, the LL willl simply say you should have checked for yourself that all the equi[pment was working satisfactorily. If on the other hand it's on a licence, threaten to move out after giving what ever notice is required.

Use fan heaters.


OR


Get a replica of the Top-Gear-V8 made. Start that up in the office and all the secretaries will start stripping.

1) Argos.

2) 2Kw fan heater. £15.

3) Not hot enough, go back to 1)

1500sq ft is a big office, do you need to heat all the space, right away? Any possibility of partitions?

As said above, fan heaters are the way to go, but you will need a few for that much space, especially if the insulation isn't very good.

Eric- I pay for the heating! So i guess from that its a case of unlucky and you will have to leave it on.

They are Electric raidiators, I tested them but only to see if they worked not to see if they warmed the room up (there are lots)
I can see from this only option is to buy 3 or 4 oil heaters!

The main room is around 1000sq ft and the other 500 divided into 3, they are not so bad.

No, not oil heaters, too slow. Do what several people have suggested and get fan heaters.

I'd be very careful just adding fan heaters into the office.

You'll need them PAT testing at the very least. Then you don't want to overload the circuits. A 2kw heater at 230 volts is 8amps. Your sockets are probably only on 32 amp breakers, and if you add up all the computers / phones / chargers etc already plugged in, you might not have a lot of spare capacity.

To be honest, I think you are going to have to have the heating you have on 24/7 to try to keep the place reasonable.

How long is the lease for? Is it going to be boiling hot in the summer? Might be worth getting some quotes for a A/C system that will do heating and cooling?

Are you sure it's not on Economy 7 - i.e. meant to be left on overnight to provide heat the next day?
