How much would you offer?

If you were looking to make an offer on this flat and you knew that a very similar flat next door has been up for sale for Offers Around £45,000 since October/November, how much would your first offer be and how high would you be willing to go?

If you don't cringe when you make your first offer, then it's too high. Seriously low offer to start and see if they come back with a counter. I'd start at £30k and see what happens. As for how high to go, I'd suggest doing some research on sold prices around the same area and work from them.

I would have thought you would be looking at the £43/44/45k mark.

ETA: If you request the Home Report on the schedule it should give the Survey Valuation.
Don't think things will be going for less than that at the mo.

In most cases I would be in ridiculously low and work up, however the flat I'm looking at is actually a friend's daughter's flat. The one I linked to is the flat next door that's been for sale since early November.

My first thoughts were £42k-ish so not far off your estimates. As it's a friend's daughter's flat, I'd rather go in with a single fair offer rather than protracted negotiations.

love the mould growth up the left of the building, if HAD to live in such a place, might offer £35k and go upto £40K

looks like a single bed in the bedroom as well
