Am in a rented house - new build.

My daughter has managed to squirt some clear shower gel on the bottom of the bathroom wall today and when I tried to rub it off with a cloth, the paint came off and some wall is now showing and there is the rest of the gel soaked in. The finish on the walls is what I think is called builders finish. Basically, it's not waterproof.

Am wondering if this something the landlord would want to take out of our deposit to rectify?

We are very clean people and treat the property as if it was our own. Basically, we aren't messy tenants who don't care about the place. In fact, with our last rented house, the landlord sent us an email saying it was left cleaner than when we moved in and he hoped his next tenants were as clean. I am going to spend a few hours cleaning this place when we leave in early March so the place will be left spotless.

Just wondered where we stood when it came to the check out and he wanted to dock us for repainting. We get on well with him and he is a nice bloke but wanted to know your thoughts.

Can you not get a small tin of paint to match and touch up where it has come off? having said that, a 50/50 mist coat then the correct 2 further coats of paint shouldn't come away that easily when rubbed with a cloth to remove some spillage!

I'd touch it up and fade it in as best you can.

As a landlord, if a tenant of mine looked after the property as you say you have, then i'd be looking at the bigger picture.

Nice to hear you're so considerate.

Maybe I will get some paint and try to sort it out. Do you know if there is a standard builders finish paint/colour that's used? Looks like a magnolia colour to me.

There are many colours that will look about right in a shop but be wrong on the wall - to avoid any differences/edges you'll need to paint the whole wall. And as a landlord, I'd be happy with that if you made a neat job of it and thank you for doing a good job smile

Probably magnolia, special builders quality. £2 a gallon and needs 82 coats to get a decent finish. Slap some of that on, no problem.

I think I will get some paint and try painting over just a little and see how that comes out. If ok, then great, if not, will leave it up to him to decide. Thanks for your help guys.

Nice to know there are nice tentants out there as well as the odd nice landlord.

As has been said, give it a good clean to get rid of the shower gel.

Pop along to B&Q or wherever and get a tester pot of magnolia.

Fair wear and tear is an accepted phrase in this business. If that is all that is wrong & troubling you, then I wouldn't worry. If the landlord is worth his salt, he should be grateful with the good clean state of the prorerty in general. Believe me, I have seen far, far worse and told it is fair wear & tear.

I generally redecorate between tenants anyway, although some don't.

If you really feel the need, you could grab a few colour charts from your local DIY place and, as mentioned, grab the closest matching trial pot & see how it comes out.

a tester pot of cheap store brand magnolia and maybe even water it down a bit to thin it, a quick slap over and it'll be fine...simples wink

If the paint has just peeled straight off the decorator didn't mist coat the fresh plaster.

To fix it yourself then you'll need to stain block the mark to stop it coming through or wash it out with some Isoproyl (panel wipe) before painting the wall. Quick sand down and slap on some magnolia. 2 easy hours on Sunday should see it done.

I agree that if that's all the wear and tear the Landlord has to deal with at the end of the lease they 'should' reasonably let it go without grabing any security deposit.

That said there are bad Landlords as there are bad Tenants. If you feel better fixing it then do so.

Find a "mix and match" paint shop or B&Q store, and take a small sample of the paint from the wall, for them to mix paint to the same colour/shade. First check the emulsion paint surface is either matt/dull or vinyl/shiny.
