Just wondering what people think of this area, any experiences of the place?

We currently live in a great location in Rothwell but need a bigger house. Ours is for sale and there's a vacant property in Kippax (on Kempton road) that we like. Has a double garage, big enough for a TVR smile

We would rather stay in Rothwel tbh but open to other spots within a few mile radius hence why we had a look over Kippax way. What do people think of the place?

Can't imagine its much different to Rothwell to be honest?

Some slightly scabby ex-authority streets but equally quite a lot of nice quiet streets. Not sure where Kempton Road is though.
Certainly nothing outstanding that would put me off - I may end up in Kippax anyway as house prices look to be good chunk lower than Garforth, I guess because of schools and railway stations.

My BiL came from Kippax and it's like anywhere else..some ste areas, some good!

Not an expert on Kippax, but that looks like the better area, I think the worse area is down towards the swimming baths/leisure centre (having driven past that area). Looks like Kempton rd is close to the main roads to Leeds and the A1 and close enough to the centre of Kippax to stroll to Co-Op for any groceries urgently needed.

Seems ok when i've driven through it! Maybe look to Garfoth also? I'm here, pretty quiet where i am and excellent motorway links.

As I thought chaps, cheers.

Will have to see what this place is like at the viewing on Saturday. Ideally I want to stay in Rothwell as we really, really like it, but there's just nothing about that ticks all the boxes, at our budget anyway.

If you do go for it you've got Ask on your doorstep - what more could a Tiv owner need? I've beaten a path to there a few times.

It has a great car spares shop (ASK), a posh restaurant (Truffles) and bloody steep hills wink

I have to say actually, that is a plus - the best independent motor factors i've ever been in - they really are good. Was very useful to have in walking/cycling distance when I only had one car!

That area looks quite nice, as does the house from a value for money POV. You won't get anywhere cheaper with a double garage in a generally nice area I wouldn't imagine!

That is the nicer end of Kippax too. We looked at houses all around Kippax/Garforth etc when we bought almost 6 years ago (eek!)

To be honest though, anywhere can be ruined by weird little factors, so if 95% of the things about it fit the bill then you probably won't find better any time soon smile





Kippax generally is pretty good for road links, but it isn't THAT great.

Out to the North it's speed bumps, and the road it links to at rush hour is very busy.

South out past the swimming pool is also a nightmare, cars parked at one side, speedbumps, and it's slow going... and then that only leads to more semi-urban roads that lead nowhere main road like, unless you go up and out towards Swillington and grab the main road down to the Old George roundabout at Garforth (that junction out onto that road is a bugger of a right hand turn at rush hour)

East is probably the best way out, to the Castleford/Motorway road, or carry on East out towards Sherburn and the old A1/Selby Fork...

I know it's sad, but these factors can add a fair bit to your commute...




PS, does anyone know how to make rightmove.com look for houses with single/double garages? I really want a house with a double garage too, but no easy way to search for them.

Shift your price range up £100k!? Seriously, no idea. Agree with all you've said RE difficult junctions, but even so, its still quite good to be so close the motorway, M1, M62, A1, A64, and the East Coast main line.

kempton road and round there is fine, I grew up in kippax, im sure it has a few rough uns here and there but overall its alright, similar to rothwell but smaller and a bit cheaper... plus its got ASK the parts place and that must be useful when you have a TVR ! haha

Good reply, thanks. Never even heard of ASK? I have always used Woodlesfoed motor spares. The chap that owns it makes me giggle with his over use of the word , just selling you a pair of discs and pads will see this word used 5 times, at least. smile

Speedbumps, fecking nightmare! I noticed these when driving about on saturday. I'm serious when I say I'd have to sell the Alfa if I moved anywhere with lots of speed bumps. It is totally inept at traversing anything other than billiard table smooth tarmac.

Oh and as an aside. If anyone thinking of moving I can recommend using housenetwork.com

Only been live 5 days and I've got 3 viewings booked already! Getting worried that I might actually sell the house and have nowhere to go eek

I like that comment. My local specialists are Land Rover, Porschetek and Mad4Mini. Gives me a broad option when it comes to maintaining specialist cars.

Haha, ASK is good.

I go there quite a lot... it just seems to have a bit of everything and most stuff at standard prices is cheaper than Halfords etc by a good amount. It's only when Halfords have 'offers' that they work out cheaper.

Great upstairs for bits to spruce up your TVR too hehe

I'm originally from Allerton Bywater and am amazed that we are distinguishing differences in the villages around that area. Rothwell for Kippax is swapping 6 for half a dozen. Try Ledston/Ledsham if that area appeals but price may be an issue there.

ASK is prob. the best motor factor ever though. I still use it when I go to visit the folks, have never paid there ticket prices in my life, they always knock a few quid off already more than reasonable prices.

Also, there are no decent pubs in Kip [the tree is prob. the pick of a bad bunch] and the chippy isn't the best since it changed hands.

Normanton/Altofts is the future. Normanton is exactly the same as Garforth but without the LS postcode premium. Altofts (if I do say so myself) is a bit nicer still as you get the good house prices but its quieter. You don't get the armys of kids roaming around in Altofts like you do in bigger places like Kippax/Garforth/Normanton. Low crime too. I think its a bit of a well kept secret TBH.
