We have seen a house we love but it needs completely renovating and would also benefit from a 2 storey extension. Dimensions of which would be a rough 3m x 10m.

Just testing the waters as in the very (very) early stages of buying the place and just wondered if there's a rough figure for calculating costs of a single/double storey extensions? I realise you probably can't predict a figure based on the above info like smile

I'm pretty decent at DIY and not averse to fitting my own kitchens and bathrooms so would probably just need the shell knocking up.

If anyone in the Leeds areas can recommend a decent builder, that would be useful too.

The home build mags say work off costs of £1000 per sq metre for nice finish and £1400 per sq metre for high quality top end finish.

Dave - you were looking in Kippax werent you?

I can reccomend the name of a builder based in Garforth who did a great extension to my parents house - has done about 4 or 5 houses on our street, all on reccomendations, everyone really happy.

just been round the kippax one and it was a bit of a disaster really. The garden was huge but akin to an everglade swamp, it's not even rained that much either. Shame as the double garage is cavernous. I'll pm you for that number though as will def come in handy. Cheers.
