Hope someone can help me before I blow up at the rude chap at the estate agent.

I'm about to sign up to a rental agreement for me and my GF, I received a breakdown of the fees to be charged that I dont really understand.

First of all there is a charge for each of us to be credit checked and then a charge each for setting up the tennancy agreement, amounting to some 300 quid in total minus VAT. Now, my point with the agent is this, my GF does not work and is therefore unable to afford the rent, I will be 100% liable for the rent and any damage etc etc. So can someone tell why she still needs to be credit checked and has to sign her own agreement, I cant understand the justifcation of these charges for someone who can not afford or for me will never pay the rent.

When I called to discuss this with him over the weekend, he told me it's the rules set by headoffice, and thats that using his excellent peoples skills to communciate with me.

are they a comapany who is sneaky as a fox?

I got stung by them when I first moved to London... I couldnt put any offers on rentals until I agreed to sign on to them, queue £400 later and I could put offers in, but only one at a time on flats...

Hate them once I realised it was a scam to get more money and to make sure you dont find a flat elsewhere.

Its standard stuff that covers themselves with the owner of the property. If you and th emissus smash the place up or did a runner and they haven't carried out checks then they could be liable. If your missus has CCJ's recorded then the owner probably wouldn't wan her as a tennant even if she isn't going to be responsible for any of the money. Its basically to check your not scumbags in the nicest possible way.

Go find a property with/via a private landlord, letting agents are robbing bustartds.

We got our place through a management agent called Freedom property.

It's a one man band who charges pathetically small fees compared to all the main letting agents.

And on our renewal, he came round, got us to sign for another 6 months, and did not charge us a penny for it.

Top bloke, very professional. Very rare to see that in lettings these days.

Sounds like the 'mini' brigade again. Play them at their own game and be ruthless.
