Approx cost of extension?

Hi, I have an old "Wickes" wooden conservatory which is approx 15ft long by 10ft wide off of my lounge and it really does need replacing. I have an idea that a replacement UPVC with dwarf wall would be between £7k & £10k depending on quality of materials and my negotiation skills!

I have been thinking about having a single storey extension of approx the same measurements with a pitched roof & velux windows with French/bifolding doors at the end. would anyone have an idea approx how much this could set me back? I assume my existing foundations for the conservatory would need to be replaced?

Also if I decide to investigate this route, what comes first, a builder for a quote or plans to the council?

I'd say builder costs come first, then you know what to apply for.

no idea on costs, but I'd be interested to know as well

Builders will not be able to provide a quote untill they have seen approved plans , but they should be able to provide a budget .

With just the dimensions you mention , bifold doors and velux roof windows I would guess you need 20 k or so.

By the time you have paid local authority fees , drawing fees , finishes and some vat I would reckon you will have spent close on 25k .

Wow, may have to be a conservatory then!!! Must admit that has shocked me!

around 5k goes into the ground....and thats if you don't need thames water/equivelent surgery.
stick with the too hot in the summer/freezing useless in the winter conservatory.

£20K will not be too far of for the build cost.

But 5K for proffesional fee's is very steep.

Planning application £150
Buildings regs £600-ish
Design fee on something like this should be well under a £1k

I dont see anybody suggesting that smile my 5k was for some vat ,all the fees and some finishes

I looked into this last year (must get back on the case). The architect I approached quoted me £2000 m2, searching the web seemed to arrive at an average of around £1200 m2 using a builder only. These figures are all-in.
