Following on from this thread, I have now agreed a price and we're looking to get the ball rolling.

I got an online quote from Conveyancing Direct which came out at around £550 including all disbursements (assuming it's a straight forward sale).

Being very cost conscious, are there any PHers who would like the work?

ETA: Or 2 PHers, as the seller is looking for someone too.

We used Conveyancing Direct last month and were stung by a £200 referral fee on top of the original agreed fees - make enquiries regarding this before you use them. Apart from that they were very good.

I've used conveyancing direct in the past, what a false economy, I wish I'd paid more for some actual solicitors to do the job properly instead of a firm of paralegals/legal assistants who can trade under the guise of solicitors just because there's one person in the whole firm who is qualified (similarly 'your conveyancer' are another cheap firm who offer a similar service)

In Glasgow I can recommend Levy McRae (www.lemac.co.uk), no personal attachment to them, they've just done a good job for me in the past at not a huge amount more considering they handled what is likely to be the biggest purchase I'll ever make.

Dave Marshall at Neilsons St Johns Road in Edinburgh did a fantastic job for me in a long drawn out sale last year.

Nothing was a problem, the service was good etc.


Cant remember the price though as their estate agency side was selling the property for me too.

Hi

From personal experience dont go with the cheapest! Buying "chain free" is probably more risk free than selling / buying in a chain tho.

You really want a solicitor that will make sure your missives cover every eventuality - especially if they default!

We used Grant McLean at HDM Sayers in Glasgow after someone defaulted on buying a house (thats when we learned the lesson of a good lawyer!) - highly recommended! My wife is an estate agent so we had cheap legals done on the original missives from a "good" lawyer - wont make that mistake again.

Its worth the extra few pounds, especially when you consider the implications of what happens if it goes wrong (which with the state of the mortgage market is happening more and more....)
