Apart from them being a load of old $hit can someone clarify something for me.

We have put an offer on a house that has been accepted. This is a property bought by a private individual as a repo from the bank, they have done a bit of work and we are then taking it off them.

I got the HIP emailed today and the property questionnaire still lists the bank as owner and every single entry is none, or not known. I.e. fecking useless.

Also the EPC cert is the lowest possible score because the guy that lived there took the boiler with him, both gas fires and all the light fitting...and anything else not screwed down....basically it's all assumed.

Another thing, the proprietor register is still in the name of the couple the place was repo'd from, not the bank nor the guy who owns it now...is that right?

Essentially the thing is a waste of time. Do I have any right to insist the report is done again with the place in it's current state as the guy has had 2 new gas fires a new boiler, carpets and all the fixtures reinstated. I want written confirmation this had the proper installation certification and stuff. I had to pay for mine doing properly and so should this chap,no???

If not it further highlights what a waste of feckin time these things are if you can a house assessed, provide no info at all, refurb it then use the old assessment info.....madness.

No need for a new EPC. The one you have should give you an indication as to what could be achieved in the event of the boiler, fire etc being installed. Have you read the recommendations section (last page I belive)?

''written confirmation this had the proper installation certification and stuff'' is beyond the remit of the EPC.

It states the potential for the house is just a smidge up from the very bottom! Total nonesense. Its a 1960,s brick built semi not a bloody barn. It has a brand new combi boiler, 2 new gas fires, double glazed and cavity walls ffs. My house is similar and got rated D with a potential C.

It just seems backward that I can get a pack on a house that tells me feck all useful?

I think the penny has dropped.

This is the EPC graph with the existing and potential ratings....which seems total sheeite



It's the futher measures bit within the recommendations section that brings it up to a more reasonable B rating



I'm still a bit pi$$ed off though, especially at the PIQ bit, why even bother??

You'll be even more pi$$ed off when you have to cough up for a search, as the HIP conveniently omits mining, Chancel type information etc, in fact you can if you want almost duplicate the contents of your HIP by paying for the most expensive search - guess who's just gone through this process?

Mining searches, do you really need to bother? It's in a mining area, granted but the house is straight, and it has been for 50 years!
