cheap HIP ?

anyon know a where to get a cheap hIP done but without convenyancing or any other snags ?

just a matter of googling for someone local to you that does them.
I had one done a few weeks ago. 225 quid inc Vat.

That was with a company called Skylight Property Services in Leeds. Very helpful chap he was too.

That's how much they cost. End of. You can't not get one so there's no point gettng upset about it.

You can pay a lot more btw.

Can anyone tell me why the HIPS packs are based on expected value rather than size of property? I know it may be an obvious point but a £500,000 modern flat shouldn't cost the same for a HIPS as a 100year old £500,000 house in the sticks.

Incidentally, I'm getting quotes ranging from £450 for a non-geographical HIPS provider who may not be on all the 'panels' and may not be accepted, through to £1,000 for one of the four biggie companies up here in Scotland. £225, I wish.

Personally, I don't put any stock in the Home Report process.

Is this specific to Scotland? I don't remember even putting the value into myhiphome when I used them, and search costs aren't based on value, they vary by local authority.

FWIW, I did a quick google after linking to myhiphome last night and found that there is a different provider which may be cheaper depending on which local authority you live in: http://www.valuhips.co.uk

Caveat; I haven't used valuhips so have no idea what their speed of service is like. However, they would be £170 for a freehold HIP with EPC for me, which is signficantly cheaper than myhiphome. Anyway, I'm not moving.

Thanks for that link (sorry for gatecrashing) as I've got to arrange a HIP this week so can get the apartment on the market ASAP. It does seem utterly pointless to me but hey ho, it needs to be done (I just want to move and get my cash..)

If there is any snag with the process they will wait for you to chase before confirming. That's why they are cheap IMO. Apart from that annoyance, they do the job.

For a bit of balance, mine took over 2 months and it took me hassling them to find out what the delay was.

I hate these bloody things! We decided to sell one of our rental places about two years ago, and so got a HIP done and started marketing. Didn't sell and so we rented it out instead. Currently going through the process of putting it on the market once again, now that things have picked up. Guess what? You have to get the entire sodding HIP done again, as it has expired. Despite the fact that nothing whatsoever has been changed in the meantime. Money for old rope and jobs for the boys...
