How much do they add to a house value, and what do you do with it??

I have been looking at a move to a larger period house with the outlaws but it seems that all of these places have masses of land, which frankly I am not sure I can use and which might become a liability. They all seem to have 1 acre plus ( one had 54 acres FFS). I don't have kids, horses or time to tend the small garden I have let alone acres and wouldn't fancy renting it out in case they made a noise/mess.

I can see the joy of a ride on tractor and the space to install ground source heating and a nice garage but beyond that what do people do with the land except watch it over-grow?

We looked at one where they had a part time gardner living rent free in a cottage at the back in return for his labour.

I ask because occassionally you do see one with a more manageable garden but I assume all this land increases the price and make it easier to sell (to the kids/pony/footballiong kids crowd I guess).

I have lived in a couple of houses with very large gardens, tbh, personally I found them a liability, unless you are very rich and can afford a decent gardener, although remember most things stop growing between October and March........Fine though if you are interested in gardening......

I sold a house recently with about 40 acres - that massively increased the value because it meant they owned the view. They let it on an agricultural tenancy to a farmer, though.

Big gardens (say 1/3 acre or more) are unusual these days so attract a premium, but unless they have future development potential, I'd say not an enormous premium.

I suppose the guty who had his gardener in the cottage living rent free would get £4k worth of gardening.
