AMG - Equity Release co - anyone bought from them

I've put a bid on a repo and noticed the AMG logos on the boiler etc so I am in the process of finding out if my offer will be accepted.
The house is on at £345 (Feb 20th) reduced to £335 (last couple of weeks). EA tells me an offer of £325 has been rejected. I find this staggering as their terms are you have to exchange in 14 days - so pretty much excludes anyone needing a mortgage & secondly the house has been empty for 2 years during which it was extensively water damaged by a burst pipe in the roof going unnoticed for god knows how long.
In short its a shell / building plot. I am therefore surprised if £325 has been rejected and makes me wonder if this offer exists at all. So - my offer is £300K cash and exchange in 14 days.
