I bought a small apartment in the summer, its part of an 1800's public house and has the original box sash windows in the bedroom and living room.

The windows have suffered wet-rot, although nothing terminal. I've got a carpenter to repair two of the worst windows which are beyond my ability, and I'm repairing the rest myself.

I am aware, however, that this repair is a medium term temporary fix. At some point I will need to budget to have the windows replaced. They will need to be replaced with wooden box sash, I live in a national park and conservation area which is very strict (and rightly so).

They were repaired to a bad standard 6 years ago (think polyfilla and expanding foam.)

The living room has 2 pairs of sash windows (4 openings in total, each approx 2.0m high by 0.5m width).
The bedroom has 2 single sash windows, again 2.0m height and 0.5m width (not counting the frames etc).

I've contacted a couple of sash window companies who won't quote unless they do a site survey, but I don't want to waste their time as I don't intend having them done for 3-5 years.

I am looking for a rough cost of replacement so I can budget for them to be done.

Can anyone help?

This web-site should give an idea on the costs involved.

I don't really understand their pricing structure. What's the difference between the £550 and the £1200 ?

I had a quote for a complete replacement of about £500 odd per window to take it out strip it down and refurb it all and then take everything back to the wood and not just a simple paint ontop of the original.

www.sundialps.co.uk

If interested I will dig out the quote, etc...

Yes, it is a tad confusing. Have added a full-stop to the above quote. At least I think that is what they meant to say.
Mind, I could be wrong, so give them a ring to find out

I think they mean that a pair of sashes (the sliding bit) would be 550, the complete window including sash boxes would be 1200. All double glazed. I've heard that sash Windows can be repaired almost all cases, wills can be replaced etc.
