Hi
again I am after some advice. Currently I am renting a place which I have now been in for the past 7 years ish I believe. I am getting a feeling, with certain goings on that the trust who own the place are maybe thinking of selling up. Question is this. I gave them two months rent as deposit and pay a months rent in advance. Rent is payed monthly. I have never signed a new contract since moving in which itself had a six month notice for moving out. How much notice do they need to give me to get me out?

Any advice appreciated.

I would justlike to tag this on to my last. I understand this will probably be moved soon to homes and diy or something but wanna get in there before the mods get to it. This is my life after all and I need exposure! Today we had a man round to value the property. My wife has dealt with most of this as I have been at work and wot not but this is the reason I think they are looking to sell. Don't berate me as it seems obvious but it's not. The place is owned by a trust. It was, as far as I can make out, left to the scouts by the owner a reasonably long time ago. I always thought they couldn't sell it ( a clause perhaps). But we ( my wife) were told this guy was coming to value the house for insurance purposes. After speaking to
my wife this evening I was prompted to write this thread. It seems the guy has measured every room, asked about the number of radiators downstairs (underfloor heating) checked out the garden etc and looked next door ( they are away at present, place is semi detached but snooper through windows). He took photos everywhere. He apparently came from suffolk and we live in Essex. Now the landlord has told us this is for insurance but in the 7 or so years I have lived here this has never happened. I an worried that this is a valuation to sell. Any insurance/ estate agent people out there who can fill me in? The landlord said he worked for lloyds which ties up with insurance obviously but why from Suffolk and why interested in the garden? Surely buildings insurance wouldn't require this?
Again any help much appreciated. If you need a car twist to keep it in gg then I have booked my drive in a 360 around silverstone for the 13th so only a week ish to wait woohoo!

They need to give you 2 months notice, since you haven't signed a new tenancy you are well over the 6 month 'safe' period. So if they serve you a notice you pretty much dont have a leg to stand on.

With regards to the survey, it could well just be an insurance survey as they will need to get a full picture of what the house is worth.

Cheers for the reply. 2 months is ok I was worried it would be 1 due to the rent being monthly. Bit bad here at moment. Wife wanted to move out a couple of weeks ago due to previous thread now she in tears about not being here. Women eh. Also I really don't wanna move out.

Really sorry, I've just realised my mistake. Because it is over the fixed term of the original tenancy it will have become a periodic tenancy, therefore it would be one month if you are paying monthly.

I've been revising this stuff all day and my mind has got all mixed up, a great sign for my exam tomorrow rolleyes

The worry is obviously causing a lot of stress; my suggestion would be to speak to your landlord and try get get the tenancy renewed for a longer period so atleast you will have the secuity of tenure for 6 months. If the landlord is being honest and it is just a mortgage valuation I cant really see a reason they wouldn't renew it.

It's usually 2 months notice by LL, or 1 months notice by tenant.

Exact details are contained in your original tenancy agreement which is now a rolling contract
