An Uncle utilised a letting agent to fill a property he has. Model tenants come along, pay top whack and all seems well.

A year later they give notice (1 month) due to alleged noisy neighbours.

Letting agent intervenes and advertises the property before they have left for £50 less than they are currently paying. They find out and register their annoyance direct with Uncle.

My Uncle then goes to see the tenants himself and agrees a revised price directly with them.

Where does he now stand with the letting agent? I know he has probably jumped the gun but he has little or no experience on this matter and we would like to know where he is legally with the letting agent. Incidentally, the Agent is still unaware of this situation and is clearly doing all he can for retain his 15%.

Thanks

So they decided to stay with noisy neighbours for £50pcm less a month?

Depends what type of contract he has.

For 15% I'd expect a Full Managed one, and then surely he has no need to contact the Tenants directly?

No it ended up being £100 less. It was price that was the issue, not really the neighbours.

If the contract is at an end anyway (sounds like it is) just wait till it ends and then the LL can either issue a new one for the new price or get LA to do so. Of course the LA will want a renewal fee so if possible it's best if LL does this! Don't forget the contract is between LL and Tenant - NOT the LA and Tenant, even though the LA normally organises it all.
