Having rented in Derby for 8 months looks like it could be longer term.

So im thinking of buying.

Being from the south I have no idea where is nice to live/avoid.

Any help?

Because of the nature of my job, I know pretty much every suburb and street in and around Derby. Which are the posh bits, the less affluent bits, rough areas, nice areas, local demographics etc.

It would take an age to post though, come to a meet sometime and I can go through them all with an A-Z.

I was in the same position 5 years ago..

Depends on budget an type of location?

We looked at Mickleover, Littleover & Allistree as they were on the south side of Derby and only 2 miles/10 mins into the City centre! They have great schoold too if that is a priority...

Always best to take a drive out and get a feel for a place.

Depends on budget and type of house - what you can get in Mickleover for 150k would differ vastly to what it gets in Alvaston, Allenton or Normanton!
Agree with the comments above but Hilton is also becoming more popular with expanding facilities.

No kids, just cars.

Two bed house with space for at least 2 cars, ideally 3

Budget is 110k.

Have been for a drive today around Alvaston, looks ok.

Ripley, Belper missus seemed to like from what we saw.

Draycot still seems to be a nice little village. We currently use the butcher there.

Spondon would be ok (where we rent now). Bit smelly though from whatever crap is in the industrial estate...

Loads more areas to visit yet.

Yeah, good old footie fans eh smile.

Just like i would not be seen dead in Southampton.

Seem to be lots of nice houses in Ripley.

What's it like?

Be carefull of where in belper you look, there are some very nice parts but there are also some undesirable ones too. Try to keep clear of the parks estate and personaly i'd be weary of the new estate built there (I think it's somthing like scholars walk). Ripley has a reputation for being a bit rough same as codnor, i've never lived there so i can only go off others comments.
Allestree is nice, so is darley abbey so it might be worth looking around there. Duffield is very nice but also very pricey but sometimes small houses do come at the right price.
With your budget in mind i'd also look at mickleover, littleover, stenson fields and oakwood.
Parts of chaddesden can be nice (just avoid beaufort street like the plague) but unfortunately the area has a reputation for being a bit rough, spondon is pretty much the same.

I'd keep clear of allenton, sunny hill, alvaston, sinfin, cavendish and normanton

My family are in the Ripley/Belper/Codnor areas.

Although they are fairly attractive on a first encounter(the area, not my family) , I always find the communities a bit insular compared to a bigger city - or even compared to more vibrant villages. They are ex-mining areas but do offer good value and are 'on the up'

Alvaston and Chaddesden have very good and very bad areas. It changes street to street. Duffield would be my number 1 choice, but is pricey, followed by Darley Abbey. Both would be a struggle at £110K.

A good compromise is Littleover. Easy walk into town, decent area, reasonable prices, easy access onto A38/A50.

Houses in Hilton are in over-supply. A friend of mine took ages to sell a £135K 3 bed townhouse early this year, so it is worth a look too. But you need a car to commute from there.

Thanks for your help guys.

Had an offer accepted on a house in Draycott today.

Have to get along to a Midlands meet when were a little less busy and the five is in suitable state of repair for you lot to see smile
