My property is currently on the market, but I'm beginning to think that for the cash I'll hand over to the estate agents I should be getting a little more.

Is it down to me to correct the floor plans, the spelling and punctuation, details (which were quite frankly dire) and point out that the photo they are using isn't actually of my property.

I asked for a reduction in fees, and the deal offered ended up being more than it would have been before.

They tried to get me to sign a new agreement when they changed some of the details which would have moved the signing date forward another 4 weeks (to do with the 12 week exclusivity deal) which annoyed me.

They've not told me that there have been viewings or particulars sent out...In fact they never contact me at all. It took 3 days for them to get back to me....

Oh and they couldn't write to me or send me details because they had lost my address (but had sent a letter the week before)

So is this normal, or should they really be doing a little bit more?

I don't suppose anyone in Sheffield would like to do me a favour would they wink

For estate agents, yes.

Correcting the spelling and photos is something we tend to have to do in the main for the larger agencies so we started only going through the smaller agencies where we found better service and not so much b****it.....

To enquire after the property and see how it goes. I'm seriously unconvinced that they are actually trying to sell the property.

If you're going to mystery shop an agent, a good thing to do is submit your requirements so that they would match your property rather than specifying that particular one, that way you can check the agent is pushing yours as well as other ones in that bracket.

At the very least when they do their regular e-mail matches you should expect to see that house included.

Blimey, Sheffield estate agents must have lost the plot then. (pun intentional)

When I was in S Yorks the local agents were animals and rather too pro-active in many ways.

I always got on well with these people though.

Did a survey from the point of view of a buyer and they were the ones most switched on in terms of making it easy for me to find something that suited and not wasting too much time on stuff that I wasn't going to be interested in. Used them twice to sell, no issues whatsoever.

They are the most expensive but perhaps that's because they might do their job.

I'm so bitterly disappointed so far. Still no word from them today. Perhaps I'll make the journey to go and talk to them in person....

Find a competent estate agent. Given the figures involved and their potential cut of that figure, I'd expect them to assertain the correct dimension and details and obtain good pictures in one sitting and get the particular right first time, without exception.

Just because you have signed a contract doesn't mean to have to be tied to it if the agent isn't doing a good job.

I signed up with an agent last year that was pretty incompetant (put incorrect details and poor photos on their website and rightmove before I'd approved them, didn't return calls etc etc).

2 weeks after I'd signed the contract I walked in and told them I was terminating the contract immediately, stating my reasons why, and watched as my signed contract was put through the shredder. Being a saturday afternoon when they had a few other customers in helped ;-)

Went with another agent who had my property sold before I'd even seen a copy of their advert smile
